About the role
Key responsibilities & impact- Negotiate with landowners or designees to acquire land rights for electric transmission and distribution facilities
- Settle property damage claims with property owners
- Search courthouse and other records to determine property ownership and interests
- Review and interpret legal documents, surveys, legal descriptions, drawings, appraisals, and reports
- Prepare approved legal documents for land-rights acquisition
- Provide functional support to other AEP business units
- Maintain property-owner files, maps, drawings, exhibits, and progress reports in ROWSi
- Prepare ROW estimates and scopes for TROW projects
- Manage, develop, review, and coordinate right-of-way project scopes, schedules, and budgets
- Follow TROW outsourcing technical guidelines
- Liaise with and oversee vendor companies performing land-rights acquisition services
- Review vendor adherence to schedules, budgets, quality, milestones, and performance plans
- Monitor project closeout, document lessons learned, and recommend process improvements
- Approve vouchers for land-rights acquisition payments
- Act as a witness and assist with witness and commissioner selection for condemnation and court actions
- Represent Transmission right-of-way in internal improvement teams and external industry forums
- Support AEP System Safety Process and promote a safe working environment
Requirements
What you’ll need- Bachelor’s or associate degree with two (2) years of related experience, or high school equivalent with four (4) years of related experience for SG6
- Associate degree in business, real estate, engineering, paralegal or related field and 4 years’ experience in right of way procurement, surveying, title research, or related fields, or high school diploma and 6 years’ experience for SG7
- Bachelor’s or associate degree with six (6) years of related experience, or high school equivalent with eight (8) years of related experience for SG8
- Five to seven (5–7) or more years of experience depending on education, including business, management, real estate, law, electric transmission and/or distribution right-of-way; minimum two to three (2–3) years in right-of-way acquisition or real estate activities for SG8
- Experience in business, project management, real estate, law, electric transmission and/or distribution right-of-way and/or real estate
- Professional certificate such as IR/WA, SR/WA, or PMP is an alternative/additional qualification
- Prior leadership and/or project management experience is a plus
- Excellent written communication, presentation, and organizational skills
- Strong proficiency with Microsoft Office products, including Word, Excel, and PowerPoint
- Proficiency with right-of-way/land management databases such as geoAMPS or equivalent databases
- Willingness to travel within the AEP Transmission service territory and occasionally outside it
- Ability to work outside normal business hours to accommodate project schedules
- Valid driver’s license issued by the appropriate state
- Ability to work on site in Fort Wayne, Indiana
