About the role
Key responsibilities & impact- Complete assigned maintenance and repair tasks according to schedule while providing friendly and professional service
- Renovate, repair, and maintain rental units
- Perform painting, flooring replacement, fixture installation, minor carpentry, HVAC maintenance, electrical troubleshooting, and appliance replacement
- Document work performed and update work orders in AppFolio
- Submit receipts in a timely manner
- Record hours on work orders
- Communicate issues, required parts, and follow-ups to Coordinators and Office
- Conduct routine inspections and suggest preventative maintenance and equipment improvements
- Perform all work safely to prevent accidents and injuries
- Respond promptly to emergency maintenance requests, including after-hours emergencies
- Primarily work at Grinnell properties while supporting maintenance in Des Moines, Boone, and/or Newton
Requirements
What you’ll need- Proven experience in renovation, repair, and maintenance work, preferably in a rental property or similar setting
- Proficiency in various trade skills such as carpentry, plumbing, electrical work, and painting
- Strong problem-solving abilities and the capacity to work independently with minimal supervision
- Excellent communication skills and the ability to interact professionally with tenants, property managers, and fellow team members
- Demonstrated commitment to safety and adherence to industry regulations and best practices
- Flexibility to work occasional evenings, weekends, or on-call shifts to address urgent maintenance needs
- Physical stamina and agility to perform tasks that may involve lifting heavy objects, working at heights, and navigating confined spaces
- Willingness to travel
