About the role
Key responsibilities & impact- Lead the direction, completion, and outcome of assigned building assessment projects and related services according to ASTM standards and client-specific scopes
- Discuss project sites with site contacts and municipal facilities
- Conduct client-facing onsite assessments, including Facility Condition Assessments, energy audits, ADA assessments, mechanical equipment evaluations, space utilization planning and analysis, and other technical services
- Analyze previously prepared building condition surveys, appraisals, and ADA surveys
- Complete equipment and building-component inventory surveys
- Identify system types, conditions, remaining useful lives, and significant physical deficiencies through visual inspection
- Develop recommendations and planning-level cost estimates for repairs or replacement for capital budget plans
- Conduct physical surveys of accessible and visible mechanical, electrical, plumbing, structural, interior, exterior, roofing, foundation, and pavement systems and components
- Interview property owners, representatives, tenants, service providers, government agencies, and other stakeholders
- Provide comprehensive photographic documentation of site conditions
- Prepare detailed written reports using digital tools, field observations, photographs, interviews, and client-specific requirements
- Adapt technical writing and assessment scope to property type, geography, and site conditions
- Develop project plans and assessment strategies
- Review property records and related documentation, including leases, repair receipts, improvement records, proposals, operating expense schedules, construction drawings, certificates of occupancy, maintenance logs, elevator safety reports, fire/building department reports, and warranty information
- Serve as technical lead on specialized projects and protocols
- Communicate project status, issues, and report-delivery timelines to leadership, stakeholders, and production teams
- Meet productivity and report-quality objectives
- Maintain confidentiality, provide responsive customer service, follow policies and SOPs, and maintain a safe work environment
- Travel 30–50% of the workweek by plane, motor vehicle, or train to client sites across the U.S.; overnight and occasional weekend travel may be required
Requirements
What you’ll need- Bachelor's degree (B.A. or B.S.) from a four-year college or university in a related field, with a minimum of three years of related experience
- In lieu of a degree, five years of related experience and/or training, or equivalent combination of education and experience
- Valid driver's license required with no significant MVA points/violations (clean driving record)
- Understanding of construction materials and methods, environmental concerns, cost estimating, and industry standards
- Proficiency with word processing, spreadsheet, and project management software, including Quire and AssetCalc, Microsoft Suite, business-specific software, and project-specific applications
- Ability to operate an electronic tablet in the field for live data collection
- Ability to write reports, business correspondence, and standard operating procedures
- Ability to present information and respond to questions from clients, peers, and technical field staff
- Ability to define problems, collect data, establish facts, and draw valid conclusions
- Ability to interpret extensive instructions and handle abstract and concrete variables
- Ability to manage multiple stakeholders
- Time management, active listening, critical thinking, problem solving, and oral and written communication skills
- Ability to work independently and in a team environment
- Ability to work safely and maintain constant alertness
- Ability to work successfully from a remote location
- Ability to meet the physical demands of the job, including walking, standing, climbing stairs and ladders, crouching, operating a motor vehicle, and occasionally lifting up to 40 pounds
- Must have a cell phone and supply own internet service
- Current Registered Architect or Professional Engineer preferred; a bonus for Asset Management and Architecture & Engineering Departments
