About the role
Key responsibilities & impact- Lead the direction, completion, and outcome of assigned building assessment projects and related services in accordance with ASTM standards and client-specific scopes
- Conduct client-facing onsite assessments and prepare written reports covering facility condition assessments, energy audits, ADA assessments, mechanical equipment evaluations, space utilization planning, and related technical services
- Analyze previously prepared building condition surveys, appraisals, and ADA surveys
- Complete equipment and building component inventory surveys
- Identify system types, conditions, remaining useful lives, and significant physical deficiencies through visual inspections
- Provide repair or replacement recommendations and planning-level cost estimates for capital budget plans
- Communicate project status, issues, and report delivery timelines to leadership, stakeholders, and production teams
- Perform property, environmental, asbestos/lead/radon, seismic, structural, roofing, accessibility, construction monitoring, and document review assessments as assigned
- Survey visible mechanical, electrical, plumbing, structural, foundation, interior, exterior, roofing, and pavement components
- Measure areas and quantities to support cost estimates and capital reserve planning
- Interview owners, tenants, service providers, government agencies, and other stakeholders
- Provide comprehensive photographic documentation
- Prepare detailed reports using digital tools, field observations, photographs, interviews, and client-specific requirements
- Adapt technical writing and assessment scopes to property type, geography, and site conditions
- Develop project plans and assessment strategies and serve as technical lead on specialized projects
- Review client-provided property records, construction drawings, maintenance logs, safety reports, warranties, and related documentation
- Deliver responsive customer service and meet productivity and report-quality objectives
- Maintain confidentiality, follow policies and SOPs, and maintain a safe and clean work environment
- Travel by plane, motor vehicle, and train to client sites across the U.S.
Requirements
What you’ll need- Bachelor's degree (B.A. or B.S.) from a four-year college or university in a related field, with a minimum of three years of related experience; or five years of related experience and/or training in lieu of a degree, or equivalent combination of education and experience
- Valid driver's license required with no significant MVA points/violations (clean driving record)
- Knowledge of buildings, construction, technical standards, construction materials and methods, environmental concerns, and cost estimating
- Proficiency with word processing, spreadsheet, project management software, Quire, AssetCalc, Microsoft Suite, business-specific software, and project-specific applications
- Ability to operate an electronic tablet in the field for live data collection
- Ability to write reports, business correspondence, and standard operating procedures
- Ability to present information and respond to questions from clients, peers, and technical field staff
- Ability to define problems, collect data, establish facts, and draw valid conclusions
- Ability to interpret extensive instructions and manage abstract and concrete variables
- Ability to manage multiple stakeholders and work independently and in a team environment
- Ability to meet physical demands and work safely
- Must have a cell phone and supply own internet service
- Ability to travel frequently, including 30%–50% of the workweek to client sites across the U.S., with overnight and occasional weekend travel
- Current Registered Architect or Professional Engineer preferred/bonus for Asset Management and Architecture & Engineering Departments
