About the role

Key responsibilities & impact
  • Advise clients on financial strategies to structure and maximize equity and bond or loan proceeds
  • Advise on selection of equity investors and lenders and negotiate deal terms
  • Prepare financial projections and assist partners in obtaining funding from competitive programs
  • Independently run the Partnership’s in-house proforma considering funding sources, rules, and interactions
  • Provide expert advice to nonprofit and local government housing agency partners on financing programs and services
  • Provide consulting services on syndication and resyndication structuring, tax and financial concepts, and investor negotiating strategies
  • Advise on exit strategies for projects reaching the end of their 15-year Tax Credit compliance period
  • Analyze project economics, tax and regulatory considerations, and structure financing plans to help nonprofit sponsors retain ownership
  • Assist in designing and delivering training programs, including Housing Development Training Institute sessions
  • Provide expert technical assistance to nonprofit and local government housing agency staff
  • Provide coaching and mentoring to project managers and engage housing development directors in financing discussions
  • Share information on pricing trends, program regulations, and funding sources
  • Periodically assist with basic office administrative functions

Requirements

What you’ll need
  • Financial Consultant: At least four (4) years' experience in affordable multifamily housing development and financing
  • Senior Financial Consultant: At least seven (7) years' experience in affordable multifamily housing development and financing
  • Master’s degree in a directly related field may substitute for up to one year of work experience
  • Detailed knowledge of current multifamily financing techniques and resources, including rules of major financing programs
  • Extensive hands-on LIHTC experience, including preparing LIHTC applications with minimal supervision and detailed knowledge of LIHTC investment structuring and analysis
  • Extensive experience developing and running multifamily rental real estate proformas
  • Senior Financial Consultant: extensive hands-on experience in at least one of applying for and structuring tax-exempt bonds and State of CA HCD programs; proforma modeling including full tax analysis; or lender/investor negotiations and document review
  • Knowledge of and ability to communicate about affordable rental housing policy issues
  • Proficiency with Apple computers and cloud-based tools such as Salesforce, DropBox, Google Drive, and Microsoft OneDrive, or willingness and ability to learn them
  • Expert-level ability with Microsoft Office products including Excel, Word, and PowerPoint
  • Alignment with the Partnership’s mission and core organizational and equity values
  • Ability and willingness to travel within California
  • Strong organizational, multitasking, interpersonal, verbal, and written communication skills
