About the role
Key responsibilities & impact- Provide commercial leadership across projects and operations
- Manage contracts, cost control, forecasting, cash flow, procurement, variations, claims and commercial risk
- Provide end-to-end commercial responsibility from tender and estimation through project delivery and final account
- Lead contract reviews, negotiations and commercial agreements
- Maintain visibility of contractual risks, obligations, scope, assumptions and commercial terms
- Monitor labour, materials, plant and subcontractor expenditure
- Oversee cost-to-complete, final margin and cash-flow forecasting
- Lead and coordinate the Quantity Surveying function
- Work with Planners and project teams to align programmes and commercial objectives
- Lead commercial change management, including variations, dayworks, scope changes and client instructions
- Oversee contractual and Early Warning notices
- Support payment applications, Extension of Time claims and other commercial claims
- Oversee procurement activities and review supplier and subcontractor commercial terms
- Identify and manage commercial risks related to pricing, lead times and contractual exposure
- Provide accurate, evidence-based and audit-ready commercial reporting to senior management
- Report on cost versus earned value, cash flow, variations, claims, risks, opportunities and forecast margins
Requirements
What you’ll need- Senior commercial management experience within construction, engineering or industrial environments
- Strong contractual knowledge, ideally across UK, Irish and/or European projects
- Proven experience managing cost control, forecasting and cash flow
- Strong experience with variations, claims and Extensions of Time (EOTs)
- Experience managing or leading Quantity Surveyors and commercial teams
- Strong negotiation skills and confidence dealing with clients, contractors and professional advisors
- A commercially decisive and evidence-led approach
- Strong analytical and problem-solving skills
- Advanced Excel skills, particularly around forecasting, cash flow and margin analysis
- Experience with job-costing systems, commercial reporting and project dashboards
- Strong communication skills with the ability to report clearly to senior management
- Ability to remain calm under pressure while maintaining strong commercial controls
