About the role

Key responsibilities & impact
  • Manage operations and maximize the financial value of apartment communities on a temporary basis
  • Manage various properties in assigned regions or regions, typically for short-to-medium-term assignments
  • Facilitate leasing activity and leasing improvements
  • Oversee Assistant Community Directors and Leasing Consultants
  • Recommend rent changes, renewal increases, and concessions to the Revenue Manager
  • Ensure leasing practices comply with federal, state, and local laws
  • Implement strategic marketing plans and develop overall marketing strategies
  • Evaluate advertising effectiveness and ensure leasing staff understand the overall market
  • Develop and execute property operations budgets and monitor expenses
  • Maintain resident relations, retention programs, renewal programs, resident services, and concierge programs
  • Monitor service requests, notices to vacate, and resident retention efforts
  • Supervise, recruit, interview, hire, train, and evaluate on-site staff
  • Monitor make-ready units and ensure they meet CWS standards
  • Ensure prompt and proper completion of service requests
  • Oversee accounts receivable, rent collection, income recording, and timely deposits
  • Oversee accounts payable, including expense coding, invoice entry, invoice payment, and petty cash reconciliation
  • Monitor payroll reporting and time-clock usage
  • Prepare monthly bonus and commission reports
  • Implement risk management programs and emergency procedures
  • Respond to community emergencies and document damage or accidents
  • Plan and participate in regular safety meetings

Requirements

What you’ll need
  • Extensive leasing experience with both stabilized and lease up assets
  • Yardi software experience (required)
  • Microsoft Office and Outlook software experience (preferred)
  • Strong verbal and written communication skills
  • Ability to adhere to a variable work schedule, including weekends and emergencies as required
  • Ability to adhere to company policies, procedures, and practices
  • Ability to establish and maintain effective working relationships
  • Ability to create and maintain a professional and ethical atmosphere
  • Valid driver’s license with good driving record and current automobile insurance (required)
  • Strong supervisory/managerial skills
  • Strong word processing and spreadsheet skills
  • High school diploma
  • Ability to travel extensively with minimum notice
  • 2-4 years of manager-level and leasing experience in property management
