About the role
Key responsibilities & impact- Ensure compliance with Fair Housing and affordable housing regulations
- Collect and deposit rent within 24 hours and notify residents of delinquent rent
- Provide timely service by resolving resident inquiries, work orders, and requests
- Maintain and build applicant waiting lists
- Keep properties on budget through cost-effective practices
- Conduct initial lease certifications and annual recertifications for affordable housing, state agency, and government agency programs
- Pass INSPIRE, state, and government agency inspections while maintaining company standards
- Prepare vacant apartments for lease and market units until occupied
- Process move-in and transfer applications and forward them to Compliance for approval
- Supervise property staff, including maintenance and housekeeping staff
- Inspect unit turns, preventive maintenance, work order completion, and housekeeping
- Inspect and supervise outside vendors
- Organize regular community activities
- Lead marketing and leasing strategy to maintain occupancy targets
- Conduct daily property walks and regular unit inspections for safety, compliance, and curb appeal
- Manage day-to-day operations, property budgets, resident concerns, staff, and affordable-housing compliance for assigned properties
Requirements
What you’ll need- High school diploma or equivalent
- 2+ years of affordable housing experience with LIHTC, or Section 8
- Solid understanding of Fair Housing
- Skilled in income qualification, tenant file accuracy, and regulatory compliance
- Strong customer service skills
- Strong competency in Microsoft Office Suite and familiarity with learning new software
- Fair Housing Training preferred
- RealPage OneSite experience preferred
- Must be legally authorized to work in the United States without sponsorship
- Must be available for after-hours emergencies and other business needs
- Must travel to and participate in regional and home office training and/or conferences as required
