About the role
Key responsibilities & impact- Oversee day-to-day operations of assigned properties
- Market and lease apartments and lead marketing and leasing strategy to maintain occupancy targets
- Manage property budgets and ensure cost effectiveness
- Address and resolve resident inquiries, work orders, and requests
- Collect and deposit rent within 24 hours and notify residents of delinquent rent
- Maintain and build applicant waiting lists
- Conduct initial leases, affordable housing certifications, and annual recertifications
- Ensure compliance with Fair Housing, affordable housing, state agency, and government agency regulations
- Prepare for and pass INSPIRE, state, and government agency inspections
- Ensure vacant apartments are ready to lease and process move-in/transfer applications
- Supervise property staff, maintenance, housekeeping, unit turns, preventative maintenance, work orders, and inspections
- Inspect and supervise outside vendors
- Organize regular community activities
- Conduct daily property walks and regular unit inspections for safety, compliance, and curb appeal
- Travel to and participate in required regional and home office training or conferences
Requirements
What you’ll need- High school diploma or equivalent
- 2+ years of affordable housing experience with LIHTC or Section 8
- Solid understanding of Fair Housing
- Skilled in income qualification, tenant file accuracy, and regulatory compliance
- Strong customer service skills
- Strong competency in Microsoft Office Suite and familiarity with learning new software
- Must be legally authorized to work in the United States without sponsorship
- Must be available for after-hours emergencies and other business needs
- Preferred: Fair Housing Training
- Preferred: RealPage OneSite experience
