About the role
Key responsibilities & impact- Oversee day-to-day operations of assigned affordable housing properties
- Market and lease apartments and lead marketing and leasing strategy to maintain occupancy targets
- Adhere to Fair Housing and affordable housing regulations
- Collect and deposit rent within 24 hours and notify residents of delinquent rent
- Provide outstanding resident service and resolve inquiries, work orders, and requests promptly
- Maintain and build applicant waiting lists
- Keep the property within budget through cost-effective practices
- Conduct initial lease certifications and annual recertifications for affordable housing, state agency, and government agency programs
- Pass INSPIRE, state, and government agency inspections while maintaining company standards
- Prepare vacant apartments for leasing and market them until occupied
- Process move-in and transfer applications and forward them to Compliance for approval
- Supervise property staff, including maintenance and housekeeping personnel
- Inspect unit turns, preventative maintenance, work-order completion, and quarterly housekeeping
- Inspect and supervise outside vendors' work
- Organize regular community activities according to property management agreements and leases
- Participate in required regional and home office training and conferences
- Conduct regular unit inspections and daily property walks for safety, compliance, and curb appeal
Requirements
What you’ll need- High school diploma or equivalent
- 2+ years of affordable housing experience with LIHTC, or Section 8
- Solid understanding of Fair Housing
- Skilled in income qualification, tenant file accuracy, and regulatory compliance
- Strong customer service skills
- Strong competency in Microsoft Office Suite and familiarity with learning new software
- Candidates must be legally authorized to work in the United States without sponsorship
- Must be available for after-hours emergency and other business-needs on-call duties
- Fair Housing Training preferred
- RealPage OneSite experience preferred
- Must walk the property daily to ensure safety standards and company policies are followed
