About the role
Key responsibilities & impact- Oversee day-to-day operations of assigned affordable housing properties
- Market and lease apartments and maintain occupancy targets
- Drive cost effectiveness and ensure properties stay within budget
- Oversee property budgets
- Address and manage resident concerns and provide timely customer service
- Ensure compliance with Fair Housing and affordable housing regulations
- Collect and deposit rent within 24 hours and notify residents of delinquent rent
- Maintain and build applicant waiting lists
- Conduct initial lease certifications and annual recertifications for affordable housing, state agency, and government agency programs
- Pass INSPIRE, state, and government agency inspections while maintaining company standards
- Prepare vacant apartments for lease and market units until occupied
- Process move-in and transfer applications and forward them to Compliance for approval
- Supervise maintenance, housekeeping, and other property staff
- Inspect unit turns, preventative maintenance, work order completion, and quarterly housekeeping
- Inspect and supervise outside vendors
- Organize regular community activities according to property management agreements and leases
- Conduct regular unit inspections and daily property walks for safety, compliance, and curb appeal
Requirements
What you’ll need- High school diploma or equivalent
- 2+ years of affordable housing experience with LIHTC, or Section 8
- Solid understanding of Fair Housing
- Skilled in income qualification, tenant file accuracy, and regulatory compliance
- Strong customer service skills
- Strong competency in Microsoft Office Suite and familiarity with learning new software
- Candidates must be legally authorized to work in the United States without sponsorship
- Ability to be on call for after-hours emergencies and other business needs
- Ability to travel to and participate in regional and home office training and/or conferences as required
- Ability to walk the property daily and meet safety and company policy requirements
