About the role
Key responsibilities & impact- Complete assignments related to commercial real estate valuation and consulting projects
- Analyze complex highest and best use scenarios
- Estimate cash flows using discounted cash flow models
- Analyze comparable sales and cost analyses
- Analyze market data and comparable transactions
- Determine highest and best use, estimate market rents, and conclude credible market values
- Perform lease abstracts
- Conduct market surveys
- Partner with experienced team members to learn the appraisal process
- Write portions of assignments, underwrite financials, and conclude to value
- Confirm comparable data for client deliverables
- Leverage VAST members to upload and maintain regularly used data
- Work with VAST to increase productivity
- Complete the front half of reports and work with senior team members on financial analysis and the sales approach
Requirements
What you’ll need- 0-2+ years of commercial real estate valuation or related experience (finance, research, analysis)
- Interest in appraisal/valuation services
- Real estate related internship strongly preferred
- Achieve consistent progress on coursework required for Certified-General license to be licensed in no greater than 36 months
- Become fully trained in Excel & Word; utilize training support as needed
- Gain competency in JLL technology
- Complete JLLU to learn process, templates, and technology
- Obtain Trainee license within 90 days of first day at JLL VA (if applicable in state)
- Complete Basic Principles, Basic Procedures, and USPAP course within 90 days of first day at JLL
- Complete 200 hours of coursework within first 18 months
- Maintain job log to document experience hours
- Candidates must be authorized to work in the United States without sponsorship
