About the role

Key responsibilities & impact
  • Oversee financials for the real estate portfolio, including annual budgets, monthly financial reviews, and budget-to-actual analyses
  • Prepare quarterly valuations for real estate holdings, including normalized net operating income calculations and discounted cash flow models
  • Liaise with property management companies and external accounting firms on property-level financial statement audits
  • Calculate periodic distributions for real estate entities based on partnership agreements and loan documents
  • Collaborate across departments to maintain property-level metrics databases and build automated reporting functionality
  • Maintain quarterly real estate-owned schedules tracking DSCRs, LTV ratios, and other lender-requested metrics
  • Provide transaction, development fee, and asset management fee calculations to Corporate Accounting for quarterly financial statements
  • Design, implement, and strengthen finance and property-management policies, procedures, and controls
  • Review loan agreements and partnership documents, identify stabilization benchmarks and covenants, and test criteria for tax credit equity installments
  • Perform loan-sizing analysis for new construction properties transitioning from construction to permanent financing
  • Maintain relationships with lenders and equity investors regarding stabilization testing and debt-sizing methodologies
  • Present testing results and lead analytical discussions in monthly financial review meetings
  • Ensure operating budgets and forecasts remain consistent with underwriting and closing assumptions
  • Perform special projects or duties as assigned
  • Report to a Manager

Requirements

What you’ll need
  • Bachelor’s degree in Business, Accounting, or Finance
  • 3-5 years of experience working in the field of finance or accounting
  • Highly proficient with Microsoft Office, particularly Excel
  • CPA license preferred
  • Experience at a "Big 4" public accounting firm preferred
  • Background with real estate and partnership accounting preferred
  • Audit background strongly preferred
  • Experience with low-income housing tax credits and/or investment management is a plus
  • Ability to work with minimal oversight while managing multiple projects with firm deadlines and prioritizing key deliverables
  • Detail oriented, self-motivated, and intellectually curious
  • Critical thinking, problem solving, and analytical skills
  • Strong verbal and written communication skills with the ability to interact with all levels of the organization, including external lenders and investors
  • Ability to work independently as well as collaboratively in a growing environment
  • High level of professionalism and integrity in dealing with confidential issues
  • Aptitude for creating strong internal relationships and collaborating among peer groups
