About the role
Key responsibilities & impact- Oversee residential lending operations, regulatory compliance, and continuous process improvement
- Lead assigned mortgage operations staff
- Ensure compliance with HMDA, ECOA, Fair Lending, flood insurance, and related regulations
- Manage HMDA data collection, validation, monitoring, and annual Loan Application Register reporting
- Coordinate internal, external, and regulatory audit requests; track findings and corrective actions
- Perform or oversee flood reviews and translate regulatory changes into procedures, controls, and staff guidance
- Support mortgage loan lock administration and oversee mortgage pipeline management
- Manage secondary post-closing conditions, investor suspense items, loan purchase requirements, and investor delivery activities
- Manage gain-on-sale reporting and operational performance metrics
- Conduct mortgage vendor analysis and recommend operational enhancements
- Perform or oversee mortgage-related general ledger reconciliations
- Maintain underwriting authority for residential mortgage and consumer loans
- Conduct appraisal and second-decline reviews and provide guidance on complex credit decisions
- Provide backup underwriting support and guidance on credit policy, underwriting guidelines, and investor requirements
- Own and maintain departmental policies and procedures
- Lead business process improvement across mortgage workflows
- Provide functional support for Encompass and other mortgage technology platforms, including configuration, testing, issue resolution, and enhancements
- Serve as the Bank’s designated MERS Officer and complete required attestations, reports, certifications, and administrative duties
- Prepare management reporting on compliance, pipeline activity, secondary market delivery, operational performance, and risks
- Represent Retail Lending on committees, projects, and initiatives
- Support internal, external, and regulatory auditors
- Maintain NMLS&R registration and uphold SAFE Act responsibilities
- Direct, develop, and manage staff; conduct performance evaluations and provide coaching and feedback
- Establish departmental goals, monitor performance metrics, and drive business objectives
- Lead talent acquisition, succession planning, employee development, process improvement, and change management initiatives
- Review and approve employee timecards and time-off requests
- Adhere to Bank policies, regulatory standards, risk controls, and required training
Requirements
What you’ll need- Minimum seven years of progressive residential mortgage banking experience
- Minimum three years of supervisory or management experience
- Demonstrated experience with HMDA reporting, ECOA and fair lending requirements, flood compliance and audits
- Strong working knowledge of residential mortgage and consumer loan underwriting, agency or investor requirements, loan delivery, and post-closing conditions
- Experience leading process improvement, procedure development, technology support, workflow redesign, or system implementation initiatives
- Minimum three to five years of hands-on Encompass experience
- Prior mortgage and consumer lending underwriting authority and second-level decline review experience strongly preferred
- Strong knowledge of banking regulations and laws and mortgage and consumer lending vehicles
- In-depth understanding of secondary market guidelines, including state agency, HELOC, second mortgage, and consumer loan requirements
- Knowledge of Fannie Mae, Freddie Mac, DU, and LPA guidelines
- Registered, or eligible to register, for a valid Mortgage Loan Originator Identifier Number via NMLS&R
- Intermediate to advanced proficiency in Microsoft Office Suite and standard office equipment
- Dedicated, distraction-free remote workspace with adequate lighting for video calls
- Reliable internet connection with adequate bandwidth for Teams and other video calls
- Ability to work core business hours and schedules that may include early morning, evening, or weekend hours
- English is Main Street Bank’s standard language
- Ability to communicate effectively, interpret policies, write reports and business correspondence, analyze documents, define problems, collect data, establish facts, and draw valid conclusions
- Ability to occasionally lift or move up to 10 pounds
- Ability to remain stationary for more than 80% of the time
- Ability to use computers and office productivity equipment
- Occasional local travel
