About the role
Key responsibilities & impact- Act on behalf of the Owner as a virtual extension of the Owner’s Project Team
- Establish a close relationship with the Owner and understand project requirements, goals, constraints, and business objectives
- Apply best practices and innovative experience while meeting quality, cost, and delivery objectives
- Maintain project-level schedule and cost controls and reporting
- Manage upgrades/retrofit construction project program administration across the data center portfolio
- Manage multiple projects simultaneously across multiple global locations
- Forecast program budget, cash flow, and commitments and obtain approval for spending
- Update quarterly forecasts and budget-spend status and obtain approval for funding requests
- Improve upgrade/retrofit program processes, documentation, and workflows
- Create and establish master project schedules based on critical paths and milestones
- Create and establish master project budgets including soft and hard costs
- Support contractor pre-qualification, bid solicitation, bid analysis, and recommendations
- Support contract negotiations with the Client’s PM and legal counsel
- Coordinate design team activities and manage A&E contract deliverables
- Coordinate constructability reviews and value engineering
- Produce monthly or quarterly cash flow projections
- Manage general contractors and directly contracted vendors through the onsite Construction Management team
- Manage cost/change control, change order review and negotiation, recommendations, and delay analysis
- Oversee budget management, schedule tracking, document control, QA/QC, project documents, Owner-direct vendors, and safety practices
- Initiate and manage project closeout, including documentation, warranties, as-builts, O&M manuals, punch lists, completion, disputes, invoices, payments, and final accounting
- Assist with scheduling, coordination, and management of Owner-direct vendors and consultants
Requirements
What you’ll need- A Bachelor of Science degree in Business Administration, Construction Management, Construction Project Management, Mechanical or Electrical Engineering, or Architecture
- Minimum 10 years of relevant experience in a PM role
- GC experience preferred / solid construction background
- Mission-critical (data center specific) experience
- Local to the site (within 150 miles)
- Cross-functional team participation in a high-tech, dynamic environment
- Excellent problem-solving, critical thinking, and analytical skills
- Proven track record in delivering high-quality programs
- Passionate about solving complex challenges within aggressive timelines
- Detail-oriented with strong written and verbal communication skills and the ability to multi-task in a fast-paced and quickly-changing environment
- 100% dedicated to the project and client
- Technical Project Management or Coordination experience recommended
- Mission critical or Industrial facilities upgrades and retrofits project management experience recommended
- Experience with standard business applications and tools including Google Docs, Sheets, Slides, Drive, Drawings, and Hangouts
- Experience with Microsoft Word, Excel, and PowerPoint
- Scheduling application experience; Primavera P6 or P3 is an advantage
