About the role
Key responsibilities & impact- Manage all open service jobs and preventative maintenance for occupied single-family rental homes
- Provide leadership and daily management for an assigned area and team
- Manage service jobs to deliver customer service and timely resolution of resident requests
- Monitor response times, resident satisfaction, productivity, and portfolio efficiency
- Review schedules and approve third-party vendors, pricing, resident chargebacks, and invoices
- Provide technical support to service technicians for diagnosis and repair
- Ensure timely completion of training and compliance with the technical training program
- Follow up on service orders and resolve dissatisfied-customer issues
- Manage and execute semi-annual home inspections
- Conduct property visits for occupancy and lease compliance checks, notices, utilities, and eviction lockouts
- Comply with procurement policies and manage fleet and fleet stock
- Oversee vendors, control costs, and track and report maintenance and service work
- Ensure compliance with company, local, state, and federal health and safety requirements
- Coordinate activities to maximize process efficiency
- Uphold workplace safety standards
- Manage personnel performance, reviews, career advancement, corrective action, mentoring, and improvement plans
- Communicate with Service Director, Portfolio Operations Director, tenants, owners, agencies, and governmental representatives
- Inspect and reinspect Housing Choice Program properties for HUD, HQS, building-code, and zoning compliance
- Report deficiencies, assign repair responsibility, establish deadlines, document findings, and conduct follow-up inspections
- Complete paperwork for newly qualified Progress Choice Homes and related program duties
- Maintain knowledge of local HUD program rules and changes
- Develop relationships with local market teams and Housing Authorities
- Perform other duties assigned in the company’s best interests
Requirements
What you’ll need- 5 or more years of experience managing service, operations, and maintenance in multi-family, single-family, military housing, or equivalent
- High School Diploma or equivalent required
- EPA certified to handle refrigerants
- Valid Driver's License required
- Available to work flexible hours, including some weekends and evenings
- Available to support after-hours service technicians and/or vendors
- Ability to review and understand cost estimates and scopes of work and current labor rates in the given MSA
- Effective communication skills and ability to work with general and subcontractors on scope, price, and schedule
- Ability to schedule and manage multiple contractors/crews across various locations
- Extensive knowledge of plumbing, electrical, HVAC, flooring, appliances, landscaping, and irrigation systems in residential homes
- Understanding of general IBC building codes and rental property health and safety regulations
- Strong customer service skills
- Strong skills with Microsoft Office products, including Excel
- Ability to manage remote administrative assistance
- Proven record of working independently with minor supervision
- Ability to work in a fast-paced team environment
- Salesforce and/or Yardi experience strongly preferred
- Ability to manage vendor relations, onboard new vendors, and negotiate pricing
- Ability to manage larger projects outside the scope of subordinates
- Ability to manage assigned fleet vehicles and inventory
- Satisfactory background and drug screen required for employment
