About the role
Key responsibilities & impact- Inspect, troubleshoot and repair HVAC systems in Progress Residential single-family rental homes
- Provide an outstanding customer experience while controlling costs and expenses
- Assess service requests and determine appropriate resolution steps
- Perform scheduled, unscheduled and emergency preventive maintenance, inspections and service requests
- Replace and modify equipment or systems as needed or requested
- Service electrical, plumbing and HVAC systems
- Repair appliances, water irrigation systems, stairs, gates, fences, patios, railings, flooring, roofing, gutters, lighting, fireplaces, gas fixtures, doors, windows, locks, leaks, drywall, painting and pool areas
- Diagnose advanced HVAC issues and repair or replace defective equipment, components and wiring
- Report major repairs or replacements before expenditures are made
- Identify and immediately correct unsafe property conditions
- Conduct business according to company policies, procedures and applicable state and federal regulations
- Uphold workplace safety standards and practices
- Complete service requests professionally and promptly
- Maintain regular attendance and punctuality
- Perform other duties assigned by the supervisor
Requirements
What you’ll need- High school diploma or equivalent required
- Minimum of 5 years’ experience in general service and maintenance, including painting, plumbing, carpentry, electrical and drywall repair
- EPA Certification Required
- Minimum 5 years’ experience providing routine maintenance, cleaning, inspection and repair of warm air furnaces, air conditioners, duct distribution systems, water heaters, and related piping and electrical
- Experience repairing all makes and models of residential appliances preferred
- Ability to maintain, inspect, diagnose and troubleshoot advanced issues and repair or replace defective equipment or components on standard household appliances preferred
- Ability to install all makes and models of residential appliances preferred
- Own basic tools required to perform ongoing residential service
- Reliable transportation capable of safely transporting required materials
- Valid driver’s license in the working state
- Availability for on-call service, weekends and evenings as needed
- Previous single-family or multi-family rental industry experience preferred
- Ability to work under pressure and meet multiple, competing and tight deadlines
- Ability to interact tactfully and professionally with residents, vendors and contractors
- Strong organizational, communication and people skills
- Ability to sit and stand for several hours, climb stairs repeatedly, and lift 50 pounds with ease
- Knowledge of pertinent laws and EPA and OSHA regulations
- Working knowledge of Microsoft Office and proficiency with handheld computers such as smartphones or iPads
- Honest, ethical and able to handle matters confidentially
- Satisfactory background and drug screen required as a condition of employment
