About the role

Key responsibilities & impact

Lead origination and development activities across a portfolio of data center projects
Determine which sites to pursue and advance sites through due diligence and entitlements
Deliver projects into the leasing and construction pipeline
Conduct initial site screening, pipeline management, site due diligence, title curative actions, and risk management
Manage site due diligence contractors, including contracts, onsite activities, schedules, and budgets
Support negotiations for land acquisitions, development agreements, and other commercial contracts
Coordinate cross-functional evaluation with power/energy, engineering, legal, planning, and other subject matter experts
Manage land transactions, land use and entitlements, permitting, physical and legal due diligence, and pre-construction workstreams
Evaluate impacts of development activities on key investment metrics
Collaborate with energy, fiber, finance, water & wastewater, legal, and economic development teams
Represent projects internally and externally and provide updates to project teams and leadership
Establish diligence and reporting practices and improve development processes and systems

Requirements

What you’ll need

Bachelor’s degree in a relevant field, or equivalent combination of education and relevant work experience
7+ years of experience leading large-scale, complex site development projects or portfolios in the data center or commercial real estate industry
Experience negotiating commercial agreements, including land purchase, energy, water/wastewater service, and economic development agreements
Ability to work with AHJs, utilities, and economic development agencies to advance complex infrastructure projects
Experience leading cross-functional initiatives with responsibility for project strategy, budgets, schedules, and risk management
Ability to lead cross-functional teams and influence outcomes without formal authority
Proficiency in real estate development due diligence, permitting, and entitlements for large-scale developments
Prior experience in utility-scale renewables, including large-scale energy projects
Ability to travel up to 25% for company gatherings or project sites
