About the role

Key responsibilities & impact
  • Report directly to the Regional Vice President and be responsible to the Owner or Asset Manager and applicable government agencies
  • Manage operations across an assigned portfolio of communities
  • Direct and lead team members to achieve operational performance goals
  • Select, train, supervise, and motivate personnel within the portfolio
  • Submit written property operations reports to the Regional Vice President, Owners, and/or Asset Managers
  • Review, analyze, and interpret relevant market data
  • Identify strategies to increase income and reduce portfolio expenses
  • Prepare and develop community budgets to maximize profitability while maintaining asset integrity
  • Ensure portfolio and communities meet or exceed operational, financial, and business performance goals
  • Ensure property appearance and physical aspects meet company and owner standards
  • Implement action plans and strategies to maximize property performance
  • Communicate with clients, owners, and asset managers at least weekly regarding community performance and client satisfaction
  • Conduct property site visits at least quarterly as needed
  • Build public and business relationships to support company marketing
  • Participate in local community and industry organizations, functions, seminars, meetings, and classes
  • Comply with Royal American Management policies and procedures
  • Perform other duties as requested by the supervisor

Requirements

What you’ll need
  • High school graduate required; college degree preferred
  • Minimum 5 years property management experience preferred
  • Experience in managing multiple sites preferred
  • Industry accreditations preferred: ARM, CAM, CPM, CAPS
  • Strong leadership, communication, and decision-making skills
  • Sound understanding of multifamily operations, asset management, personnel management, office operations, budgeting, and planning
  • Computer literacy
  • Knowledge of multifamily property management matters and operational issues related to all asset types
  • Must be able to travel independently for property business
  • Must have a valid driver's license
  • Excellent written and oral communication skills
  • Ability to communicate professionally with employees, applicants, residents, and vendors
  • Ability to access all areas of property grounds and structures, including multilevel structures
  • Ability to work at a computer for a minimum of 7 hours daily
  • Ability to handle interruptions in a rapidly changing environment
