About the role
Key responsibilities & impact- Diagnose and monitor the documentary and regulatory status of the company’s properties.
- Manage real estate, urban planning, environmental, and cadastral regularization processes with the relevant authorities.
- Monitor expiration dates for licenses, permits, AVCB/CLCB fire safety certificates, certifications, and other mandatory documents.
- Prepare management reports, compliance indicators, and executive presentations on the status of property assets.
- Identify, assess, and propose actions to mitigate risks related to property compliance.
- Serve as an interface between internal departments and external suppliers.
- Monitor contracts related to regularization, licensing, and real estate due diligence services.
- Analyze applicable municipal, state, and federal legislation relevant to the organization’s assets.
- Support internal and external audits by providing compliance documentation and evidence.
- Develop and maintain controls, procedures, and workflows related to property governance.
- Structure, consolidate, and analyze fragmented databases to support strategic decision-making.
- Consolidate and cross-reference data from different internal and external sources.
- Structure a single asset database organized by property registration, asset, and branch.
- Resolve inconsistencies between property records and municipal IPTU tax databases.
- Support IPTU management and control.
- Develop supplier performance indicators, including SLA compliance, productivity, and efficiency.
- Develop dashboards and analyses to support decision-making.
- Support management by execution blocks/lots.
Requirements
What you’ll need- Bachelor’s degree in Law, Business Administration, Engineering, Architecture, Real Estate Management, or a related field.
- Experience in real estate and property regularization.
- Knowledge of licensing requirements and urban planning legislation.
- Experience managing property documentation and compliance controls.
- Experience preparing reports, performance indicators, and executive presentations.
- Valid driver’s license.
- Knowledge of real estate, urban planning, and environmental legislation.
- Knowledge of Business Operating Permits, Integrated License Certificates (CLI), AVCB, and CLCB.
- Knowledge of risk management and compliance.
- Knowledge of real estate document analysis.
- Proficiency in Microsoft Office, particularly Excel and PowerPoint.
- Knowledge of Power BI is a plus.
- Strong organizational skills and attention to detail.
- Analytical skills and a risk-oriented perspective.
- Clear and objective communication.
- Proactivity and a strong sense of responsibility.
- Ability to negotiate and engage with diverse stakeholders.
- Planning and priority management skills.
- Teamwork and collaboration.
- Experience in infrastructure, sanitation, energy, or public concession companies is a plus.
- Knowledge of Brazil’s General Data Protection Law (LGPD) and corporate governance is a plus.
- Certifications in Compliance, Auditing, or Risk Management are a plus.
- Experience regularizing large real estate portfolios is a plus.
- Experience with real estate data, IPTU, or licensing is a plus.
