About the role

Key responsibilities & impact
  • Lead execution of the capital construction and renovation program
  • Manage real estate transactions and tracking across multiple sites or regions
  • Lead a small team of real estate and project managers
  • Run major capital projects from kickoff through design, permitting, construction, and closeout
  • Manage internal project teams and external architects, engineers, general contractors, and construction managers
  • Own project scope, schedule, budget, quality, and risk
  • Lead space design requirements gathering with business stakeholders
  • Translate headcount, workflow, and functional needs into design programs
  • Guide architects and designers through space planning and design development
  • Present concepts and options to stakeholders and leadership and drive alignment and sign-off
  • Apply standardized project delivery methods, stage-gate approvals, and change order controls
  • Lead capital construction RFPs, contractor prequalification, and GC/trade partner selection
  • Manage the transactional lease pipeline, including new leases, renewals, and dispositions
  • Coordinate with legal and brokerage partners on transaction timelines, documentation, and approvals
  • Compile and present deal information, critical dates, deal stages, and financial terms to leadership
  • Partner with Procurement on vendor and contractor sourcing and master service agreements
  • Hold GCs, trade partners, and project managers accountable to SLA, safety, and performance standards
  • Control budgets, monitor spend and commitments against forecasts, and flag variances
  • Ensure construction-site compliance with safety standards and code requirements
  • Report project, transaction, and budget status to leadership regularly
  • Manage, mentor, and develop project managers and staff

Requirements

What you’ll need
  • Bachelor's degree in Construction Management, Architecture, Engineering, Real Estate, or a related field
  • Extensive years of progressive capital construction project management experience, including a substantial track record running simultaneous projects and project managers within a capital program
  • Proven experience delivering capital construction and renovation projects end-to-end, including project delivery methods, schedule and budget control, and change order/risk management
  • Experience leading space design requirements gathering with business stakeholders and partnering with architects/designers through design development, including presenting design concepts and driving stakeholder alignment and sign-off
  • Experience managing GC and trade contractor performance, including contractor prequalification, RFPs, master agreements, and SLA enforcement on active job sites
  • Experience coordinating commercial lease transactions (new leases, renewals, dispositions) with brokers, landlords, and legal counsel, including maintaining accurate transaction/deal tracking records
  • Demonstrated ownership of capital project budgets, including tracking spend against forecasts, construction cost management, and financial/schedule reporting to senior leadership
  • Experience coordinating cross-functional partners (Legal, Finance, HR, Architecture/Engineering, Procurement) on active capital projects and lease transactions
  • Deep knowledge of construction methods/materials, building systems, and construction project management or lease administration software platforms
  • Experience with transaction tracking systems/databases for lease critical dates, deal stages, and portfolio reporting
  • Experience implementing governance frameworks, standards, and SOPs for capital construction execution across a multi-site portfolio
  • Experience managing multiple simultaneous capital construction/renovation projects and vendor/GC RFP processes
  • Professional certification (e.g., PMP, CCM, LEED AP) is a plus
