Residential Construction Inspection Specialist

About the role
Key responsibilities & impact- Review, manage, and provide operational oversight of residential construction loans from closing through project completion
- Use experience, completed inspections, bank construction lending and mortgage lending guidelines, and residential insurance loss policy to determine, approve, monitor, track, and disburse construction-loan funds
- Ensure structures are built according to building plans, specifications, and loan contracts
- Audit appraisal and house-plan details and notes
- Evaluate completion of construction phases, material availability, economic conditions, supply-chain delays, and long lead times
- Create schedules of values to determine builder disbursements at each project phase
- Assess third-party construction inspections for accuracy and construction progress
- Report stalled projects to department leadership
- Partner with leadership to update and improve construction policies and guidelines
- Review and approve foundation surveys
- Identify and resolve construction-schedule inconsistencies and builder-performance issues
- Monitor the construction-loan portfolio and funding according to builder progress
- Identify, monitor, and resolve loans involving disputes, lien filings, or legal disputes
- Manage builder and borrower relationships, communications, and mediation to ensure on-time project completion
- Identify and report negative trends or risks in individual construction loans and the loan portfolio
- Research municipality and city requirements to support smooth construction
Requirements
What you’ll need- 10 years’ experience in residential mortgage lending, residential construction, or both required
- Bachelor’s or Associates degree preferred
- State Builder or General Contractor License preferred
- Extensive knowledge of residential mortgage lending and residential construction
- Must understand the language on a survey to ensure the structure does not encroach on a boundary, line, critical line, set back, or flood boundary
- Must know or research the requirements for each municipality or city
- Verbal communication and interpersonal skills are critically important to coordinating the interrelated needs of the builder, customer/borrower/homeowner, and bank individuals/departments
- Ability to communicate in person, on the phone, and through electronic channels
- Ability to use a computer frequently, including typing and sustained attention to a monitor
- Ability to sit, walk, and/or stand for extended periods of time
- Ability to bend and reach
- For remote positions, a secure and distraction-free setting with reliable internet connection is required; cable or fiber preferred, mobile hotspots not acceptable
