About the role
Key responsibilities & impact- Lead development and management of new construction, renovation, and major repair projects for the North Carolina Zoo Planning & Construction section
- Manage design and construction processes for capital improvement and renovation projects ranging from simple to large complexity, scope, and size
- Represent the North Carolina Zoo throughout planning, design, and construction, emphasizing customer service
- Coordinate internal engineering review of schematic designs and construction drawings for operational needs, codes, and professional standards
- Review and interpret plans for other Zoo departments
- Represent the Zoo at construction progress meetings, conferences, inspections, and with the State Construction Office
- Review construction quality for adherence to plans, specifications, construction practices, and codes
- Review contractor payment requests, approve or negotiate change orders, and monitor project budgets
- Maintain project records, including budgets, invoices, submittals, owner training, O&M manuals, warranties, and record drawings
- Ensure the State Construction Office closeout process is followed
- Conduct final inspections and recommend acceptance for occupancy
- Conduct post-occupancy evaluations and resolve issues through warranty considerations
- Serve as weekend and holiday Manager on Duty 3–4 weekends per year or as needed
Requirements
What you’ll need- Bachelor’s degree in Facilities or Construction Management or a related Engineering field from an appropriately accredited institution, and two (2) years of related experience in construction project management, or an equivalent combination of education and experience
- May require registration as a professional engineer by the North Carolina Board of Examiners for Engineers and Surveyors
- Valid driver’s license issued from within the United States, or ability to obtain one within 90 days of employment
- Required participation in an occupational health program due to contact with animal containment areas
- Ability to lift up to 25 pounds frequently and up to 50 pounds occasionally; bend, stoop, work in tight spaces, climb stairs and ladders, inspect equipment, stand for most of the day, work outdoors in all seasons, negotiate uneven terrain, respond to radio communication, and drive motor vehicles day and night
- Ability to establish and maintain effective working relationships with employees, architects, engineers, contractors, and State agency managers
- Ability to plan and direct the work of architects, engineers, and construction personnel
- Excellent written and oral communication skills, including adapting delivery, language, or material to audience needs
- Excellent computer skills, including Microsoft Word, Excel, and Outlook
