About the role

Key responsibilities & impact
  • Lead TD’s Residential Lending appraisal and valuation function
  • Oversee review, analysis, and evaluation of residential real estate appraisals and vendor-produced valuations
  • Manage and develop a team of appraisal professionals
  • Drive workflow efficiency and maintain compliant, high-quality appraisal operations
  • Evaluate appraisals of complex or unusual properties
  • Perform quarterly and/or semi-annual real estate market updates and present to local or senior management
  • Participate in Criticized Asset Reviews
  • Advise loan officers and management on valuation and appraisal issues
  • Review staff appraisal reviews and adjust methods and procedures to ensure compliance
  • Determine appraisal methodologies and assumptions using industry standards and market expertise
  • Inspect properties when needed to determine final valuation
  • Lead development and management of company appraisal and valuation standards
  • Participate in policy review and revision projects
  • Solicit vendor quotes and negotiate appraisal service fees and payment terms
  • Manage appraisal ordering in compliance with regulatory and USPAP guidelines
  • Review complex commercial appraisals, including industrial, special purpose, multifamily, and large subdivision/tract developments
  • Manage appraisal needs of lenders
  • Serve as a resource for lenders and senior management
  • Provide leadership, support, and guidance to the regional Commercial/Residential Appraisal Section review team

Requirements

What you’ll need
  • Bachelor’s degree or progressive work experience in addition to the required experience
  • 7+ years of related experience
  • State Certified General Appraisers License and/or MAI designation
  • Expert knowledge of commercial real estate valuation methodology and techniques
  • In-depth knowledge of legal and regulatory aspects of commercial real estate valuation
  • Strong analytical and evaluative skills
  • Excellent interpersonal communication and negotiation skills
  • Strong leadership skills, including coaching and developing staff
  • Ability to manage workflow and adapt to changing conditions based on business objectives and priorities
  • Strong prioritization and organizational skills
  • Proven experience leading and developing large teams in appraisal, valuation, or mortgage operations
  • Strong residential appraisal and valuation expertise across the full appraisal lifecycle
  • Demonstrated success leading organizational change, process enhancements, and operational improvements
  • Deep knowledge of appraisal regulations, compliance requirements, and industry best practices
  • Strong business acumen, executive presence, and stakeholder management skills
  • Ability to balance strategic leadership with day-to-day operational execution
  • Occasional domestic travel; no international travel
