About the role

Key responsibilities & impact
  • Sell and originate residential mortgage loans to sales goals
  • Meet with prospects referred by realtors, developers, attorneys, and internal and external referral sources
  • Explain mortgage products and services and recommend options based on prospect needs
  • Guide customers through the mortgage application process
  • Explain required information and loan-process steps
  • Ensure applications are accurate and include required documentation
  • Manage customer expectations regarding processing times and closing dates
  • Generate referrals for mortgage sales opportunities and other company business lines
  • Develop plans to achieve sales goals with sales-management assistance
  • Enter information into the mortgage loan system and maintain accurate pipeline records
  • Create supporting files and documentation for underwriting, regulatory, and other purposes
  • Send applications and required information to underwriting
  • Underwrite loans using point-of-sale underwriting systems within authority
  • Communicate loan decisions and additional information requirements to customers
  • Submit materials to processing, clear conditions, finalize commitments, and prepare for closing
  • Coordinate with customers, underwriters, processors, realtors, closing agents, and others
  • Attend closings as needed
  • Maintain knowledge of industry practices, mortgage products, laws, regulations, policies, and procedures through training and seminars
  • Participate in homebuyer seminars, home shows, broker meetings, and financing workshops
  • Recommend changes to products, programs, and pricing
  • Support successful TD Bank audits and examinations
  • Handle complex mortgage needs

Requirements

What you’ll need
  • Bachelor's degree or progressive work experience in addition to the experience below
  • 2+ years of mortgage origination experience
  • Proven sales ability
  • Developing knowledge of mortgage industry, products, lending practices and regulatory guidelines
  • Highest level of sales ability and negotiation skills
  • Self-directed, with ability to plan own activities to achieve sales goals
  • Strong time management skills
  • Excellent verbal and written communication skills
  • PC skills, including ability to learn mortgage origination and automated underwriting systems
  • Must be eligible for employment with a covered financial institution under Regulation Z standards
  • Must be eligible for registration as a registered mortgage loan originator with the NMLS under the SAFE Act
  • Satisfactory criminal background check and credit report check
  • Domestic travel on occasion
  • Ability to perform sedentary work, multiple tasks, operate standard office equipment, concentrate for long periods, read/write/comprehend instructions, and perform basic arithmetic on a continuous basis
  • Ability to sit continuously and stand, walk, squat, bend, reach forward, and lift/carry under 25 lbs. occasionally
