About the role
Key responsibilities & impact- Sell and originate residential mortgage loans to sales goals
- Meet with prospects referred by realtors, developers, attorneys, and internal and external referral sources
- Explain mortgage products and services and recommend options based on prospect needs
- Guide customers through the mortgage application process
- Explain required information and loan-process requirements
- Ensure applications are accurate and include required documentation
- Manage customer expectations regarding processing times and closing dates
- Generate referrals for mortgage sales opportunities and other company products
- Develop plans to achieve sales goals with sales management
- Enter information into mortgage loan systems and maintain accurate pipeline records
- Create supporting files and documentation for underwriting, regulatory, and other purposes
- Submit applications and required information to underwriting and processing
- Underwrite loans using point-of-sale underwriting systems within scope of authority
- Communicate loan decisions and additional information needed to customers
- Finalize loan commitments and prepare loans for closing
- Coordinate with customers, underwriters, processors, realtors, closing agents, and others
- Attend closings as needed
- Maintain knowledge of mortgage practices, products, laws, regulations, policies, and procedures through training and seminars
- Participate in homebuyer seminars, home shows, broker meetings, and home financing workshops
- Recommend changes to products, programs, and pricing
- Ensure TD Bank maintains successful audits and examinations
- Handle complex mortgage needs
Requirements
What you’ll need- Bachelor's degree or progressive work experience in addition to the experience below
- 2+ years of mortgage origination experience
- Proven sales ability
- Developing knowledge of the mortgage industry, products, lending practices, and regulatory guidelines
- Highest level of sales ability and negotiation skills
- Self-directed with ability to plan own activities to achieve sales goals
- Strong time management skills
- Excellent verbal and written communication skills
- PC skills, including ability to learn mortgage origination and automated underwriting systems
- Must be eligible for employment with a covered financial institution under Regulation Z
- Must be eligible for registration as a registered mortgage loan originator with the NMLS
- Satisfactory criminal background check and credit report check
- Required statements/certification regarding administrative, civil, and/or criminal findings by any government agency/authority
- Occasional domestic travel
- Ability to perform sedentary work and operate standard office equipment continuously
- Ability to perform required physical activities, including occasional sitting, standing, walking, squatting, bending, reaching forward, and lifting/carrying under 25 lbs.
