About the role
Key responsibilities & impact- Sell and originate residential mortgage loans to sales goals
- Meet with prospects identified directly or referred by realtors, developers, attorneys, and other referral sources
- Explain mortgage products and services and recommend options based on prospect needs
- Guide customers through the mortgage application process
- Explain required information and other aspects of the loan process
- Ensure applications are accurate and include required information and supporting documentation
- Manage customer expectations regarding processing times and closing dates
- Generate referrals for mortgage sales opportunities and other Company business line products
- Develop plans to achieve sales goals with sales management assistance
- Enter information into the mortgage loan system so loans appear accurately in the pipeline
- Create supporting files and documentation for underwriting, regulatory, and other purposes
- Send applications and required information to underwriting
- Underwrite loans using point-of-sale underwriting systems within scope of authority
- Communicate loan decisions and explain additional information needed
- Submit materials to processing to clear conditions, finalize loan commitments, and prepare for closing
- Communicate with customers, underwriters, processors, realtors, closing agents, and others throughout the application process
- Attend closings as needed
- Maintain knowledge of industry practices, trends, mortgage laws, regulations, products, and services through training and seminars
- Participate in homebuyer seminars, home shows, broker meetings, and home financing workshops
- Recommend changes to products, programs, and pricing
- Support successful TD Bank audits and examinations
- Handle complex mortgage needs
Requirements
What you’ll need- Bachelor's degree or progressive work experience in addition to the listed experience
- 2+ years of mortgage origination experience
- Proven sales ability
- Developing knowledge of the mortgage industry, products, lending practices, and regulatory guidelines
- Highest level of sales ability and negotiation skills
- Self-directed and able to plan activities to achieve sales goals
- Strong time management skills
- Excellent verbal and written communication skills
- PC skills, including ability to learn mortgage origination and automated underwriting systems
- Must be eligible for employment with a covered financial institution under Regulation Z
- Must be eligible for registration as a registered mortgage loan originator with the NMLS under the SAFE Act
- Satisfactory criminal background check and credit report check
- Required statements/certification regarding administrative, civil, and/or criminal findings by a government agency or authority
- Occasional domestic travel
- Ability to perform sedentary work continuously
- Ability to perform multiple tasks continuously
- Ability to operate standard office equipment continuously
- Ability to sit continuously and stand/walk occasionally
- Ability to lift/carry under 25 lbs. occasionally
- Ability to concentrate for long periods continuously
