About the role

Key responsibilities & impact
  • Manage loan production for a defined team of Mortgage Loan Officers within a geographic sub-market
  • Coordinate sales and business development under the Regional Mortgage Sales Manager
  • Recruit Mortgage Loan Officers for the territory
  • Drive revenue growth, expense adherence, and operational efficiencies
  • Supervise staff by hiring, setting goals, developing employees, managing performance and compensation decisions, promoting teamwork, and handling disciplinary actions
  • Meet or exceed profitable growth goals for the designated team and region
  • Manage production elements and business pipelines with the Regional Mortgage Sales Manager
  • Track team files in process and coordinate pipelines
  • Prospect for new referral sources
  • Assess team development and training needs
  • Manage 8–12 Mortgage Loan Officers, including performance reviews, PIPs, training, time cards, and expense approvals
  • Attend regional retail meetings and support referral strategies with Retail Management, Wealth, and other bank partners
  • Manage CRA/LMI lending goals
  • Meet with prospects referred by realtors, developers, attorneys, and other sources
  • Explain mortgage products and recommend solutions based on prospect needs
  • Guide customers through mortgage applications and explain required information and loan-process steps
  • Ensure applications are accurate and include required documentation
  • Manage customer expectations for processing and closing timelines
  • Sell and originate residential mortgage loans according to policies, procedures, and regulations
  • Generate mortgage and other business-line referrals
  • Develop plans to achieve sales goals
  • Enter loan information into mortgage systems and create supporting files
  • Send applications and information to underwriting and processing
  • Underwrite loans within authority using point-of-sale underwriting systems
  • Communicate loan decisions and additional information requirements to customers
  • Clear processing conditions, finalize commitments, and prepare loans for closing
  • Coordinate with customers, underwriters, processors, realtors, closing agents, and others; attend closings as needed
  • Maintain knowledge of mortgage practices, products, laws, regulations, policies, and procedures through training and seminars
  • Participate in homebuyer seminars, home shows, brokers’ meetings, and financing workshops
  • Recommend product, program, and pricing changes
  • Support successful TD Bank audits and examinations
  • Handle complex mortgage needs

Requirements

What you’ll need
  • Bachelor's Degree or work experience equivalent to Bachelor's degree required
  • 5+ years' experience in mortgage origination
  • 3+ years' management experience required
  • Extensive mortgage industry and guideline knowledge
  • Excellent sales skills
  • Excellent oral and written communication skills
  • Excellent motivational skills
  • Current knowledge of residential mortgage industry trends and products
  • Competitive nature and ability to stay motivated to exceed goals
  • Ability to work in a fast-paced and changing environment
  • Must be eligible for employment with a covered financial institution under Regulation Z
  • Must be eligible for registration as a registered mortgage loan originator with the NMLS under the SAFE Act
  • Satisfactory criminal background check and credit report check
  • Statements/certification regarding administrative, civil, and/or criminal findings by a government agency/authority
  • Ability to complete required TD Bank and applicable legal or regulatory compliance training
  • Ability to perform sedentary work, multiple tasks, office equipment operation, prolonged sitting and concentration
  • Occasional domestic travel; no international travel
