About the role
Key responsibilities & impact- Manage operations, team performance, fiscal responsibility, and a multi-million dollar multifamily asset
- Ensure all rent is collected, posted, and deposited daily
- Input the annual operating budget for review with the Regional Property Director
- Maintain accurate debt-collection records
- Approve invoices and purchase orders
- Achieve NOI performance based on the operating budget
- Lease apartments to achieve and maintain high occupancy
- Implement market rental rates and specials
- Conduct outside marketing and prepare market survey and marketing reports
- Maintain curb appeal and community appearance
- Coordinate maintenance personnel and vacancy preparation
- Inspect the property daily
- Schedule contractor work and obtain competitive refurbishment bids
- Maintain accurate resident, marketing, maintenance, inspection, and correspondence records
- Supervise all on-site employees
- Ensure compliance with Fair Housing Laws and company policies
- Oversee leasing functions and handle resident concerns
- Process required forms, reports, and timesheets
- Prepare a monthly newsletter
- Communicate regularly with the Regional Property Director
- Perform other duties assigned by the Regional Property Director
Requirements
What you’ll need- Prior property manager experience required
- Minimum 3 years Property Management experience
- College degree preferred
- Ability to work onsite
- Ability to perform long hours of sitting, walking, or standing
- Ability to meet weight requirements up to 5 pounds
