About the role
Key responsibilities & impact- Plan projects, manage buyout scheduling, budgets, contracts, subcontractor selection, and project accounting
- Provide technical direction and ensure compliance with quality standards
- Review contract documents, prepare scopes of work, solicit and qualify bids, and award subcontracts
- Generate and maintain project budgets, forecasts, cost projections, invoices, draw packages, change orders, and closeout costs
- Negotiate pricing, terms, change orders, disputes, and back charges with subcontractors and suppliers
- Conduct site visits and ensure compliance with construction documents, quality standards, inspections, testing, warranties, and project timelines
- Coordinate construction schedules with Operations, Superintendents, Scheduling, senior management, subcontractors, and external parties
- Track schedule impacts, weather delays, certificates of occupancy, and building turn schedules
- Maintain safety standards and coordinate required subcontractor safety documentation and meetings
- Manage plans, specifications, shop drawings, submittals, RFIs, meeting documents, as-built drawings, warranties, lien releases, and closeout manuals
- Communicate daily with the Project Superintendent and serve as a key link with clients
- Prepare and distribute monthly owner’s reports
Requirements
What you’ll need- Bachelor’s degree in Construction or Civil related field preferred or equivalent relevant experience
- Preferred 5+ years of experience in multifamily or wood frame construction projects
- Stable employment history and proven track record
- Proficient in Excel, Word, and Outlook
- Knowledge of Timberline, Bluebeam, Adobe and Onscreen Takeoff software is a plus
- Driver’s License Required
- OSHA 30 hour preferred
- First Aid-AED training preferred
- Additional safety certifications a plus
