About the role
Key responsibilities & impact- Responsible for overall project planning, buyout scheduling, budget management, contract negotiations, subcontractor selection, and project accounting
- Provide technical direction and ensure compliance with quality standards
- Chart project objectives and plans, set performance requirements, and select project participants
- Optimize utilization and procurement of labor, materials, and equipment
- Coordinate project operations and develop mechanisms for resolving conflicts
- Review contract documents, prepare scopes of work, solicit and qualify bids, and assist with subcontract awards
- Generate and maintain project budgets, forecasts, cost projections, contracts, purchase orders, and change orders
- Negotiate pricing, terms, change orders, and contractual disputes with subcontractors and suppliers
- Review invoices, monitor payments, and generate monthly draw packages
- Ensure quality standards, conduct site visits, coordinate inspections, and close quality and warranty issues
- Prepare and update construction schedules; identify and report delays and schedule impacts
- Monitor certificates of occupancy and building turn schedules
- Maintain safety standards and coordinate required safety documentation and meetings
- Manage plans, specifications, shop drawings, submittals, RFIs, meeting documents, and project records
- Communicate daily with the Project Superintendent and facilitate project meetings
- Serve as a key link with clients and review team deliverables
- Assemble closeout documentation, including as-built drawings, warranties, certificates of occupancy, lien releases, and owner manuals
- Prepare and distribute monthly owner’s reports
Requirements
What you’ll need- Bachelor’s degree in Construction or Civil related field preferred or equivalent relevant experience
- Preferred 5+ years of experience in multifamily or wood frame construction projects
- Stable employment history and proven track record
- Proficient in Excel, Word, and Outlook
- Knowledge of Timberline, Bluebeam, Adobe and Onscreen Takeoff software is a plus
- Driver’s License Required
- OSHA 30 hour preferred
- First Aid-AED training preferred
- Additional safety certifications a plus
