About the role

Key responsibilities & impact

Evaluate, analyze, and secure third-party debt for Nuveen Real Estate direct equity investments, including acquisitions, developments, and refinancings
Place secured third-party financing solutions for the US equity business
Assist with fund-level facilities, including subscription lines, repo-warehouse lines, private placements, NAV facilities, and secured/unsecured term and revolving facilities
Facilitate due diligence among deal leads, investment and asset management teams, and prospective lenders
Prepare initial financing offering memorandums
Analyze lender quotes and hedging strategies to determine optimal leverage outcomes
Provide financial inputs for Investment Committee memoranda
Support loan and facility closings with internal and external stakeholders
Conduct ad hoc financial and operating performance analysis for investor, client, and lender due diligence
Interface with debt capital markets, research, legal, insurance, asset management, portfolio management, accounting, and treasury teams
Analyze and monitor market dynamics and trends with the Nuveen Real Estate research team and other professionals

Requirements

What you’ll need

2+ years of work experience required; 3+ years preferred
University degree preferred
Experience with business development, due diligence, financial analysis, market/industry dynamics, opportunity strategy, organizational savviness, real estate investments, real estate loans, and underwriting
Ability to facilitate due diligence between capital markets, investments, asset management, and prospective lenders
Ability to prepare financing offering memorandums
Ability to analyze lender quotes and hedging strategies
Ability to perform financial and operating performance analysis
Ability to monitor market dynamics and trends
Sedentary work capability
