About the role

Key responsibilities & impact
  • Help manage a growing portfolio of self-storage real estate assets across core, core-plus, value-add, and development risk profiles
  • Engage with operating partners to maximize Nuveen's interests and investment performance
  • Prepare and review annual business plans, operating budgets, and capital budgets
  • Monitor actual performance against budgets throughout the year
  • Conduct financial analysis and modeling to assess current and projected investment performance
  • Assess property capital needs and expenditures
  • Develop long-term capital plans with operating partners
  • Identify and execute climate/temperature-controlled conversion and expansion opportunities
  • Monitor capital improvements and draw requests
  • Prepare and review monthly, quarterly, annual, and ad hoc property activity deliverables
  • Review financial data, variance explanations, compliance reporting, property audits, and other key reports
  • Support transactions through underwriting, due diligence, and onboarding activities for new assets
  • Help prepare owned assets for disposition or recapitalization to optimize returns
  • Research issues affecting the real estate management business and the portfolio
  • Support implementation of ESG, technology, and broader Nuveen initiatives
  • Perform and review quarterly valuations and appraisals for specific fund requirements

Requirements

What you’ll need
  • 2+ years of commercial real estate experience
  • 3+ years of commercial real estate asset management and/or acquisition preferred, preferably within self-storage
  • Self-storage experience preferred
  • Argus experience preferred
  • Bachelor's degree, preferably in Business, Finance, Real Estate, Accounting, or another relevant area
  • Strong knowledge of commercial real estate fundamentals, including operations and analysis, budgeting, financial reporting, cash management, and finance and accounting principles
  • Strong analytical and quantitative skills
  • Proficiency in Microsoft Office products, including Excel, PowerPoint, and Word
  • Proficiency in Yardi
  • Excellent written and verbal interpersonal and communication skills
  • Knowledge of current real estate market conditions for relevant submarkets
  • Travel required
  • Ability to perform sedentary work
