About the role
Key responsibilities & impact- Coordinate the end-to-end due diligence process for potential new site acquisitions
- Review third-party reports, including Phase I/II ESAs, ALTA surveys, and Property Condition Assessments
- Provide actionable written recommendations on site viability
- Identify and communicate site-specific risks and propose mitigation strategies and alternatives
- Evaluate site access and circulation, including traffic patterns, turning movements, and ingress/egress feasibility
- Read, interpret, and summarize landlord work letters, structural exhibits, and delivery conditions
- Evaluate landlord versus tenant responsibilities for base building construction
- Align with Real Estate, Design, and Construction teams to ensure site plans meet operational and infrastructure needs
- Collaborate with the Entitlements team on permitting risks, opportunities, and solutions
- Develop solutions addressing site access, traffic flow, and regulatory constraints
- Create and maintain standardized due diligence processes, checklists, and reporting tools
- Adhere to applicable SOX control responsibilities
Requirements
What you’ll need- Bachelor’s degree in Urban Planning, Real Estate Development, Construction Management, or a related field is preferred
- 3+ years of experience in zoning, entitlements, and due diligence for commercial, industrial, or infrastructure projects
- Proven track record managing multi-site development programs in a fast-paced environment
- Strong leadership and stakeholder management skills
- Experience influencing cross-functional teams and external agencies
- Ability to manage competing priorities and deliver results under tight deadlines
- Experience with EV infrastructure, electrical systems, and service facility planning
- Excellent written and verbal communication skills, including executive-level reporting and presentations
