About the role
Key responsibilities & impact- Provide full district leadership on temporary or interim assignments covering vacancies, leaves of absence, and leadership transitions
- Execute the vision of the Regional Director of Operations in assigned districts
- Assess stores, teams, KPIs, and market conditions and create prioritized action plans
- Maintain or improve revenue, occupancy, and profitability against company KPIs
- Stabilize and support underperforming districts and stores
- Support onboarding and lease-up of acquired, converted, and newly opened facilities
- Provide transition reports covering store status, team assessments, KPI trends, and open action items
- Identify high-potential managers and recommend them for development and advancement
- Develop and execute district strategies for revenue, occupancy, profitability, growth, and efficiency
- Foster collaboration and communication across teams and departments
- Manage unusual events, special projects, facility conversions, and openings
- Review store environments and business indicators, identify issues and opportunities, and coach store employees
- Visit competitor properties
- Oversee financial performance and monitor KPIs
- Implement corrective actions to meet financial and operational objectives
- Monitor rental rates, discounts, Tenant Protection Plan, customer feedback, and service issues
- Monitor controllable expenses to maximize return on investment
- Analyze financial reports and district performance trends
- Conduct monthly site audits and inspections
- Ensure compliance with company policies and procedures
- Coach store managers on repairs and maintenance and ensure use of the company maintenance program
- Supervise employees, interview and hire site managers, and provide ongoing training
- Evaluate employee performance, enforce policies, and schedule employee work hours
- Support recruitment, retention, and development of store management teams
- Develop store management teams to deliver exceptional customer experiences
Requirements
What you’ll need- Bachelor's degree preferred but not required
- Equivalent of 3-5 years of work-related experience and/or training in retail sales, retail, customer service, sales management, and/or multi-unit management
- Prior district-level or multi-unit leadership experience strongly preferred
- Exceptional leadership skills and experience supervising others
- Valid driver's license and reliable transportation required
- Weekend availability may occasionally be required
- Flexibility to travel up to 50% of the time and accept assignments in different districts on short notice
- Temporary relocation or extended stays away from home may be required
- Eagerness and work ethic to succeed in a customer service environment
- General office and telephone skills
- Basic computer skills
- Excellent written and verbal communication skills
- Good organizational skills
- Ability to work independently and meet goals
- Ability to maintain a positive attitude and composure in a multi-location supervisory role
- Ability to collaborate as a team player
