About the role
Key responsibilities & impact- Manage multiple cost segregation engagements from planning through final delivery
- Supervise, review, and mentor associates and senior associates to ensure quality and accuracy of work product
- Conduct and oversee property site inspections to document building components and support IRS-compliant classifications
- Review construction cost documentation, general ledgers, contractor payment applications, and other financial records
- Analyze blueprints, construction drawings, and project specifications to support asset classifications and cost allocations
- Prepare and review engineering-based cost segregation reports and supporting schedules
- Collaborate with tax, valuation, and real estate professionals to provide integrated client solutions
- Build and maintain strong client relationships through proactive communication and responsive service
- Manage engagement budgets, timelines, and client expectations to ensure successful project completion
- Assist with practice development initiatives, proposal development, and identifying opportunities for additional services
- Report directly to the leader of the Cost Segregation practice
Requirements
What you’ll need- Bachelor's degree in Construction Management, Engineering, Accounting, Finance, or a related field
- 5+ years of experience in cost segregation, construction estimating, engineering, real estate valuation, or a related field
- Strong knowledge of IRS cost segregation guidance, tax depreciation methodologies, and relevant tax authorities
- Advanced understanding of construction methods, building systems, and asset classification principles
- Experience reviewing and supervising engagement teams and managing multiple concurrent projects
- Knowledge of real estate appraisals, valuations, and property cost allocation methodologies
- Strong proficiency with RS Means, Marshall & Swift, Planswift, or similar estimating software
- Excellent analytical, project management, and organizational skills
- Strong communication and relationship-building skills, with the ability to interact effectively with clients and internal stakeholders
- Proficiency with Microsoft Office Suite, particularly Excel
- Ability to travel approximately 25% of the year
