About the role
Key responsibilities & impact- Lead real estate transactions and related activities supporting 3M business units worldwide
- Provide insight and direction to senior finance, corporate, and divisional management on the financial statement impact of complex real estate transactions
- Serve as a member of the Real Estate Department Operating Committee
- Implement real estate department programs, procedures, and priorities
- Quantify and analyze alternatives and deliver recommendations with analytical support to business units and management
- Manage large and complex real estate projects and implement global real estate strategy
- Collaborate with real estate and non-real estate professionals to manage assets with environmental constraints or unique qualities
- Represent the Real Estate Department on merger, acquisition, and divestiture projects
- Complete due diligence and valuation analysis
- Formulate contract negotiation points and assist real estate counsel with contract negotiations
- Support integration and post-closing activities
- Provide support and counsel for specialized-use, zoning, environmental, or high-visibility real estate sites
- Develop processes for collecting, maintaining, and reporting data
- Identify opportunities and initiate actions to improve department and corporate real estate processes
- Participate in cross-functional teams driving process improvements
- Comply with corporate policies, procedures, and security standards
- Contribute to 3M’s Environmental Health and Safety culture
Requirements
What you’ll need- Bachelor’s degree in real estate, finance, business, engineering, supply chain, or related field
- 5–10 years of experience in complex real estate work
- Five or more years of experience across multiple asset classes, including manufacturing, distribution, warehouse, and office
- Must be legally authorized to work in the country of employment without sponsorship for employment visa status
- Advanced degree in real estate, business, and/or finance preferred
- Understanding of 3M structure, organization, and business culture preferred
- Proficiency with Microsoft Word and Excel, financial modeling, land planning practices, and permitting of mines and/or other large-scale industrial projects preferred
- Experience with SAP preferred
- Experience with real estate database management preferred
- Experience at a large, matrixed company preferred
- Experience applying AI within the real estate space preferred
- Ability to independently manage a large volume of varied and complex real estate projects
- Ability to model, package, and communicate the financial statement and business impact of real estate decisions
- Experience with real estate finance, debt structuring, land planning, and zoning laws
- Experience with real estate or construction project management and negotiation
- Knowledge of real estate leasing, purchase and sale transactions, and title issues
- Experience with environmental issues, including common remediation practices
- Applied knowledge of international real estate practices in leasing and buying/selling real estate
- Proven ability to manage people and/or complex real estate processes
