About the role

Key responsibilities & impact
  • Ensure eXp New Zealand operates in a legally compliant, professionally responsible, and operationally sound manner
  • Oversee compliance across eXp’s network of licensed salespeople
  • Act as AML/CFT Compliance Officer and maintain the AML/CFT risk assessment and compliance programme
  • Oversee customer due diligence, escalated reviews, reporting obligations, audits, and annual compliance requirements
  • Supervise licensed salespeople under the Real Estate Agents Act 2008
  • Manage licensing, CPD, agency agreements, appraisals, advertising, vendor disclosures, and other real estate compliance requirements
  • Maintain compliance policies, procedures, supervision plans, templates, checklists, registers, and supporting documentation
  • Monitor legislative and regulatory changes and translate them into practical actions and communications
  • Design and deliver induction, AML/CFT, regulatory update, and targeted compliance training
  • Manage internal complaints and investigate compliance breaches and complaints
  • Support responses to regulatory or disciplinary matters
  • Act as Privacy Officer and oversee privacy practices and privacy breach requirements
  • Oversee the health and safety framework, including remote work, open homes, vacant properties, and other hazards
  • Oversee compliance elements of agent onboarding and offboarding, including licence verification, vetting, supervision assignments, systems access, documentation, and record retention
  • Provide regular compliance reporting to the Licensee and Board

Requirements

What you’ll need
  • Current Agent licence under the Real Estate Agents Act 2008
  • New Zealand Certificate in Real Estate (Level 6) or higher
  • At least three years experience in a leadership role involving one or more elements of the role
  • Strong working knowledge of the AML/CFT Act 2009 as it applies to the real estate industry
  • Strong understanding of the Real Estate Agents Act 2008 and Professional Conduct and Client Care Rules 2012
  • Experience developing, maintaining, and implementing policies, procedures, and compliance documentation
  • Experience designing and delivering training to a dispersed or remote group
  • Clean licensing and disciplinary record
  • Ability to satisfy AML/CFT vetting requirements, including New Zealand Police vetting
  • Entitlement to work in New Zealand
  • High level of digital confidence and ability to navigate online systems, software, and technology independently
  • Ability to make difficult compliance decisions while maintaining professional relationships
  • Ability to translate complex legislation and regulatory requirements into clear, practical guidance
  • Highly self-directed with ability to identify compliance priorities independently
  • Evidence-minded approach and ability to maintain audit- or regulatory-ready records
  • Ability to provide supervision and guidance remotely across a geographically dispersed agent network
  • Strong written and verbal communication skills
  • Previous AML/CFT Compliance Officer experience for a reporting entity
  • Experience supervising salespeople across multiple regions or within a remote/cloud-based brokerage
  • Experience working within a contractor-based real estate agent model
  • Legal, regulatory, audit, risk, or compliance experience
  • Experience across commercial, rural, business, and residential real estate
  • Familiarity with Te Ture Whenua Māori Act 1993 and Māori land matters
