About the role
Key responsibilities & impact- Inventory ad accounts, Zillow listings, and marketing invoices across individual properties
- Consolidate advertising accounts and billing under a single structure
- Establish an intake path for site teams requesting marketing support
- Identify duplicate spend, lapsed subscriptions, and listings for unavailable units
- Build, launch, and optimize Google Ads and Meta campaigns
- Manage monthly budget pacing and reallocate spend toward properties with occupancy exposure
- Run lease-up campaigns for new acquisitions and repositioned assets
- Maintain conversion tracking and UTM discipline
- Manage Zillow Rentals listings, packages, and renewals
- Audit listing accuracy for pricing, availability, amenities, photos, and specials
- Track contract terms, renewal dates, and invoicing with accounting
- Evaluate Zillow performance and recommend package changes
- Maintain recurring reports covering spend, leads, tours, applications, leases, cost per lead, and cost per lease
- Reconcile ad-platform leads against AppFolio data and investigate discrepancies
- Present results and recommendations to the Operations Manager, portfolio managers, and regional managers
- Keep property landing pages and Google Business Profiles accurate
- Coordinate photography, video, and creative vendors
- Assemble light creative variants in Canva or a similar tool
- Deliver first-90-day milestones for inventory, account consolidation, conversion tracking, reporting, and budget recommendations
Requirements
What you’ll need- 2–4 years in digital or performance marketing
- Hands-on ownership of paid advertising accounts
- Demonstrated experience managing a monthly ad budget and explaining results
- Working fluency in Google Ads, Meta Ads Manager, and Google Analytics 4
- Spreadsheet proficiency, including pivot tables, lookups, and report building
- Strong written communication and ad copywriting ability
- Ability to manage multiple properties and deadlines
- Preferred: multifamily, property management, or real estate experience
- Preferred: hands-on Zillow Rentals experience
- Familiarity with AppFolio or a comparable property management platform
- Google Ads certification preferred
- Adobe Creative Suite proficiency and formal design background are not required
