About the role

Key responsibilities & impact
  • Oversee the timely completion of downsize lease amendments and subleases, strategic lease amendments, consents, waivers, and related documents
  • Manage transactions for downsize stores, supply chain facilities, office locations, and surplus property dispositions
  • Analyze real estate title and transaction documentation, especially retail leases
  • Negotiate subordination agreements and prepare lease estoppels
  • Draft correspondence to landlords and other parties
  • Assist in resolving disputes with landlords concerning property management and lease administration
  • Analyze leases and reciprocal easement agreements and identify critical negotiation points
  • Supervise Legal Specialists preparing reports, consents, waivers, and routine lease amendments
  • Review and prepare business audits of existing leases before letter-of-intent negotiations
  • Analyze letters of intent for downsize and sublease deals for AMC and AMEC review
  • Support outside counsel by assembling exhibits and background documents
  • Draft and negotiate lease amendments, letter agreements, and other deal modifications with landlords
  • Track downsize projects, coordinate with Construction partners, communicate delays, and lead responses to landlord delay claims
  • Prepare construction abstracts identifying key dates and deadlines
  • Coordinate transaction documentation with other teams, including landlord work scopes, façade modifications, and sign packages
  • Create standardized forms, templates, SOPs, and other materials with Attorneys and Legal Specialists
  • Recommend and implement new lease-process improvements
  • Manage, track, and report on legal documentation and lease amendment status
  • Manage consent and waiver intake and escalate matters requiring attorney review
  • Track key dates for surplus property dispositions and report status to Finance, Accounting, Real Estate, Facilities, and Legal stakeholders

Requirements

What you’ll need
  • Bachelor’s degree in a related field and a paralegal certificate
  • 5-10 years of experience with real estate and title matters, including sales and acquisitions, at a law firm, title insurance company, or an in-house legal team for a retailer, shopping center REIT, or developer
  • Advanced understanding of real estate documents and ability to review and analyze them independently with minimal supervision
  • Ability to assess how real estate documents affect the business, identify risks, and determine when waivers, amendments to recorded documents, or other documentation are needed
  • Experience with real estate transactions beyond leasing, including coordinating documentation and closing sales and acquisitions
  • Strong proficiency in Microsoft Word, Excel, PowerPoint, and Outlook, as well as document management and lease administration systems
