About the role

Key responsibilities & impact
  • Ensure the long-term financial and physical health of EAH properties
  • Ensure properties meet EAH, owner, and lender requirements
  • Review and analyze the portfolio against benchmark performance
  • Assist in developing corrective action plans for Watch List property issues
  • Monitor budget-to-actual variances and communicate issues and proposed solutions to REM, RED, and Senior Management
  • Act as primary contact for lenders, investors, and regulatory agencies for budget approvals
  • Review and distribute annual audits
  • Submit monthly, quarterly, and annual reporting
  • Analyze budgets against EAH benchmarks and goals and propose solutions to cash flow, financial ratio, and capital needs
  • Confirm Maximum Rent, establish rent burden policies, and set annual rent adjustment goals
  • Review budgets and participate in budget review meetings
  • Assist the Budget Committee in refining procedures and workflow
  • Review, track, and submit reserve draw requests
  • Review long-term capital plans
  • Monitor operating expenses and variance explanations
  • Manage LIHTC capital accounts through annual analysis and exit tax projections
  • Ensure financial plans and regulatory agreements meet asset management requirements
  • Report quarterly in Asset Management meetings
  • Perform enhanced review and analysis of Watch List and below-benchmark properties
  • Monitor properties entering operations through the first complete fiscal year
  • Prepare DCR worksheets for permanent loan closing
  • Complete Asset Management Plans and summary reports
  • Maintain and update MRI fields, important dates, and loan information
  • Create Yardi and MRI reports
  • Prepare initial operating budgets for development pro formas in collaboration with REM
  • Attend agency/investor-sponsored training, mandatory meetings, and training
  • Participate in EAH’s Injury and Illness Prevention Plan

Requirements

What you’ll need
  • Bachelor’s degree or equivalent combination of education/training/experience
  • 3–5 years in affordable housing
  • 1+ years reporting to and working with agencies such as HUD, TCAC, CHFA, HOME, USRDA, HCD, RHCP, and investors
  • AMS/CHAM Designation preferred
  • Knowledge of YARDI & MRI
  • Accounting and/or Finance education
  • Satisfactory completion of criminal background check and fingerprinting requirements
  • Satisfactory completion of drug testing
  • Regular and predictable attendance
  • Must meet EAH, owner, lender, investor, and regulatory agency requirements
