About the role
Key responsibilities & impact- Manage initial acquisition activities, including evaluating potential acquisition projects, marketing and externally representing EAH, and negotiating purchase and sale terms
- Initiate acquisition opportunities consistent with EAH’s mission and strategic plan
- Drive and research sites in EAH’s opportunity cities
- Research ownership and title information and cultivate property-owner relationships
- Perform due diligence on potential development sites
- Review title reports, infrastructure, market values, entitlements, general plans, and zoning designations
- Lead Business Development staff through the entitlement process
- Create and analyze preliminary financial projections and comprehensive deal analysis packages
- Assess acquisition risk and create development or acquisition strategies
- Coordinate financial terms and conditions for purchase and sale agreements
- Report financing details, revenue streams, developer fees, and development checklist approvals to the Chief Real Estate Development Officer
- Establish memorandums of understanding, letters of intent, purchase and sale agreements, and other formal agreements
- Assist with property purchase and financing negotiations and monitor contractual performance dates
- Manage seller relationships through closing
- Develop community acceptance strategies and deliver public presentations
- Coordinate geotechnical, environmental, planning, building-code, entitlement, and market analyses
- Secure local approvals and neighborhood acceptance, including use applications, hearings, and neighborhood meetings
- Ensure efficient transition of purchased assets to the Real Estate Development Department
- Coordinate acquisition activities with the Executive Team and CREDO
- Develop annual acquisition goals, budgets, and the organization’s overall acquisition strategy
- Maintain relationships with lenders and grant sources
- Present projects to planning commissions, city councils, the EAH Board, public agencies, and community groups
- Identify and cultivate relationships with for-profit developers and housing, healthcare, and religious organizations
- Identify and evaluate new financial partners
- Represent EAH at industry conferences and seminars
- Advocate for affordable housing through public presentations, community and public policy groups, conferences, and policy awareness
- Supervise, hire, train, motivate, and develop Analysts or department staff
- Perform other duties as assigned
Requirements
What you’ll need- Bachelor’s degree in Real Estate, Finance, Civil Engineering, Business, or related field
- 3–5 years of direct experience in residential multi-family development, particularly sourcing land or existing buildings for purchase
- Experience or emphasis in deed-restricted affordable housing, including multi-family developments financed with LIHTC in California strongly preferred
- Background in planning, zoning, and general entitlements
- 2 years of management/supervisory experience with proven leadership abilities
- Ability to create draft feasibility analyses including zoning, entitlement risk, environmental risk, political risk, and predevelopment financing risk
- Success in full-cycle development of affordable housing using California LIHTCs or related programs desirable
- Must complete criminal background check and, where applicable, fingerprinting requirements
- Must complete drug testing within 72 hours of accepting a conditional offer
- Regular and predictable attendance
- Must attend mandatory training
