About the role
Key responsibilities & impact- Deliver effective, efficient, and timely facilities maintenance services to multiple customers within an assigned geographic territory
- Travel in a company van to customer sites to maintain commercial properties
- Perform preventive, corrective, and predictive maintenance on commercial HVAC systems
- Troubleshoot and service commercial HVAC systems and analyze equipment data
- Understand and apply control operation and sequences for commercial HVAC systems
- Perform preventive maintenance checks and services on package and split HVAC units
- Inspect and repair or replace belts, pulleys, condensate drain lines, compressors, fan motors, blower motors, burners, heat exchangers, and safety and operational controls
- Repair steam and hot water boiler systems and diagnose airflow and ducting issues
- Safely use refrigerants and diagnose and repair mechanical, electrical, and system failures
- Perform minor plumbing maintenance, including unclogging toilets and drains and repairing leaks and fixtures
- Perform routine painting and carpentry work to maintain customer facilities
- Perform minor electrical maintenance permitted without a license
- Complete service and asset inspections
- Access and complete work orders using tablets and smartphones
- Create and submit service reports, quality inspection images, and reports
- Submit timesheets, expense reports, and purchase card logs
- Obtain materials and supplies for assigned tasks
- Maintain customer satisfaction and communicate with customers and internal support teams
- Complete required safety and compliance training and attend weekly safety meetings
- Provide estimates for larger projects and required services
- Complete other assigned duties
Requirements
What you’ll need- HS diploma or Degree/Certification, or equivalent professional experience in Landscaping, Trades (Electrical, HVAC, Plumbing, etc.), or Specialty Floor Care, preferred
- Certified 2 year HVAC technical certificate or state approved HVAC license
- 5 years HVAC/General Maintenance experience including electrical, plumbing, and carpentry required; or equivalent combination of training, education, and experience
- HVAC experience working on industrial/commercial HVAC equipment and systems
- Must possess applicable certifications, licenses, and valid driver’s license in good standing
- Must possess an EPA Universal Refrigeration License
- Ability to read and comprehend safety policies, operating and maintenance instructions, and procedure manuals
- Ability to write routine reports and correspondence
- Ability to effectively present information in individual and small group situations
- Ability to use handheld devices and business systems or document management database software
- Proficiency with Microsoft Office, Microsoft Outlook, Word, and Excel
- Knowledge of applicable codes, regulations, governmental agency and company directives related to building operations and work safety
- Knowledge of OSHA standards and company safety policies
- Experience installing, maintaining, troubleshooting, and repairing building mechanical systems, including HVAC, plumbing, and electrical systems
- Ability to travel locally between properties daily
- Ability to drive a company vehicle daily
- Ability to lift and move up to 75 pounds occasionally
- Ability to work with required safety equipment and follow lock-out/tag-out and HAZCOM guidelines
- Ability to handle stressful situations and remain calm in front of customers
