About the role
Key responsibilities & impact- Manage construction risk for affordable housing projects developed with Low-Income Housing Tax Credits (LIHTC)
- Monitor construction progress, identify issues, and help resolve them
- Support successful completion and long-term viability of low-income housing projects
- Oversee collection and review of monthly inspection reports
- Evaluate proposed change orders and other construction information for development-phase projects
- Participate in construction-related due diligence, including contracts, plans, specifications, and development team qualifications, to support underwriting
- Evaluate the construction portfolio and identify projects with emerging or existing issues
- Coordinate with internal teams to assess impacts and develop solutions with mitigation strategies and cost considerations
- Identify potential construction-phase issues, including cost overruns, delays, design problems, stakeholder issues, agency matters, financing difficulties, utility constraints, severe weather, and environmental conditions
- Facilitate dispute resolution among general partners, general contractors, vendors, and agencies
- Support asset management staff in resolving construction and development issues on stabilized projects
- Provide quarterly written summaries of issues and progress against strategy for watchlist projects
- Interface with proprietary investors regarding construction risk updates, project-level questions, mitigation strategies, and project performance
- Collaborate with regional asset management, finance, workouts, credit, accounting, underwriting, and specialized teams across the project life cycle
Requirements
What you’ll need- Bachelor’s degree in Architecture, Engineering, Construction Management, or equivalent experience is required
- Registered Architect or Professional Engineer preferred
- 2–6 years of related experience with increasing levels of responsibility, preferably including on-site construction oversight
- 2 or more years of Development Risk Management experience with LIHTC funds
- Demonstrated ability to manage a wide variety of construction-related individuals, issues, and situations
- Solid understanding of standards, processes, and challenges specific to affordable housing preferred
- Knowledge of and experience with green building standards helpful
- Familiarity with local and regional housing/building agencies and contractors
- Ability to work effectively in a team environment
- Ability to work independently
- Advanced oral and written communication skills
- Highest level of professional integrity
- Ability to travel periodically to job sites throughout the continental United States, approximately 10%
- Ability to travel intermittently to company functions 1–2 times per year
