About the role
Key responsibilities & impact- Provide leadership, direction, and oversight for the physical condition, appearance, and operational efficiency of the property
- Ensure a safe and attractive living environment, exceptional quality and service, resident satisfaction, and associate engagement
- Ensure timely, accurate, and high-quality completion of resident service requests
- Provide excellent customer service and communicate with residents, associates, management, and guests
- Complete or oversee routine, preventive, scheduled, and emergency maintenance repairs and general upkeep
- Maintain appropriate maintenance logs and records
- Manage, train, and oversee maintenance associates
- Oversee apartment turnovers, including repairing, renovating, painting, and cleaning vacant apartments
- Maintain cleanliness and safety throughout the community, grounds, and dumpster areas
- Monitor community areas and grounds and advise management of needed attention
- Maintain landscaping, water flowers, and perform snow removal as needed
- Comply with Enterprise Residential policies, procedures, and regulatory requirements
- Resolve complex or advanced service issues and sensitive resident communications
- Contribute to annual budget planning and manage service contracts, equipment, and supplies within established budgets
- Respond timely and courteously to emergencies
- Develop and deliver formal and informal associate training
- Attend required in-service training sessions
- Support other communities as assigned
- Interview, hire, train, assign, direct, appraise, reward, and discipline maintenance associates; address complaints and resolve problems
Requirements
What you’ll need- Minimum three years as a maintenance technician or other applicable experience
- High School Diploma or G.E.D.
- Extensive knowledge of carpentry, plumbing, electrical, HVAC, equipment repair, and painting
- EPA Section 608 Technician Certification—Type II or Universal Certification, or ability to obtain within 90 days of employment
- Proficiency in the use of hand and power tools
- Ability to work in a fast-paced environment, manage multiple priorities, and demonstrate strong organizational and follow-up skills
- Strong verbal and written communication skills
- Ability to interact and read in English at a sufficient level for policies, procedures, safety notices, correspondence, and documentation
- Excellent interpersonal skills and strong customer service orientation to older adults
- Strong attention to detail
- Basic computer keyboarding and navigational skills
- Provide basic tool set
- Possess and maintain timely and reliable transportation
- When on-call, be ready, available, fit for work, and able to report to the property within 30 minutes of receiving a call
