About the role

Key responsibilities & impact
  • Provide leadership, direction and oversight for overall operations of a large portfolio of properties
  • Ensure safe, attractive living environments, exceptional quality and service, resident satisfaction, associate engagement, operational efficiency and strong financial results
  • Lead, retain, coach, motivate and develop Property Managers and subordinate teams
  • Hold teams accountable for mission, quality, safety and performance objectives
  • Oversee property operating budgets and maintenance plans
  • Monitor sales performance, marketing plan execution and occupancy goals
  • Partner with Home Office support departments to implement operational systems, processes and controls
  • Establish effective communication strategies and a culture of openness
  • Monitor, review and approve property expenses, payroll and vendor invoices
  • Resolve escalated issues involving residents, agencies, vendors and others
  • Prepare, analyze, monitor and distribute operational and financial reports
  • Assess building, grounds and surrounding areas for maintenance and capital improvement needs
  • Partner with Resident Services to support community initiatives, activities and events
  • Ensure implementation and routine practice of community safety protocols
  • Identify and develop talent for future opportunities
  • Monitor industry trends and local market conditions and inform management
  • Ensure compliance with Federal, State and local regulations and Enterprise Residential policies and standards
  • Directly manage 7–10 Property Managers, including hiring, training, work assignment, performance evaluation, discipline and problem resolution
  • Attend regular in-person meetings at an assigned primary office; use video conferencing almost daily
  • Work approximately 40 hours weekly, with additional time likely required

Requirements

What you’ll need
  • Minimum five years property management experience or management experience in a related field
  • At least three years in a supervisory role
  • Minimum three years of multiple-site residential management experience
  • High School Diploma or G.E.D. required
  • NCHM COS (Certified Occupancy Specialist) & TCS (Tax Credit Specialist) Certification or equivalent certification from a nationally-recognized compliance training program and experience preferred, or ability and commitment to obtain certifications at the next available course offering
  • Strong financial acumen and ability to understand basic financial statements and manage expenses and revenue within budgets
  • Demonstrated experience and solid track record in marketing and leasing
  • Ability to lead, direct, and motivate others
  • Strong organizational and follow-up skills; ability to manage multiple priorities in a fast-paced environment
  • Strong verbal and written communication skills
  • Ability to interact, in English, with a diverse group of associates, residents and external agencies
  • Advanced problem-solving skills to resolve complex and/or sensitive issues
  • Ability to read, in English, at a level sufficient to understand policies, procedures, safety notices, business correspondence and documentation
  • Strong computer and keyboarding skills
  • Proficiency in Microsoft Word and Excel and ability to quickly master new applications
  • Excellent interpersonal skills; positive attitude, enthusiasm, and energy
  • Strong attention to detail
  • Strong customer service orientation to older adults
  • Ability to handle a high volume of telephone calls
  • Possess and maintain timely and reliable transportation
