About the role
Key responsibilities & impact- Direct and coordinate workers and service companies engaged in equipment repair, maintenance, installation, and building and grounds maintenance
- Review job orders and determine work priorities
- Coordinate scopes of work through dispatch
- Schedule repairs, maintenance, and equipment installations while coordinating with store operations, schedules, and budgets
- Coordinate vendors and internal personnel involved in fabricating, repairing, improving, or replacing facilities and equipment
- Direct maintenance activities to maintain a satisfactory employee and customer environment
- Develop, inspect, and review preventive maintenance programs
- Perform approximately 80% of activity in the field
- Review production, quality-control, and maintenance reports and statistics
- Inspect equipment, construction jobs, and installations for operational-standard compliance and contractor repair/replacement justification
- Develop and implement methods and procedures to improve operations and reduce costs
- Review remodel and construction modifications and discuss equipment needs with outside contractors and Corporate Project Managers
- Requisition tools, equipment, and supplies
- Estimate non-contract service calls and enter estimates into the cost-estimate worksheet
- Approve, reject, and modify invoices and monitor expenditures
- Establish vendor relationships and introduce vendors into the CMMS/Heat™ system
- Track inventory using equipment transfer forms and maintain the equipment database
- Conduct store rides to verify policy compliance, identify hazards, and find service issues
- Submit store-ride reports and coordinate resolution of outstanding issues
- Direct vendor and internal personnel training and indoctrination
- Confer with management, engineering, and internal/external personnel to resolve maintenance problems and recommend improvements
- Assist with department-budget preparation and monitor budget expenditures
- Approve Not To Exceed (NTE) requests from third-party providers
- Maintain a safe employee and customer working and shopping environment
- Perform other duties assigned by the Director of Facilities
Requirements
What you’ll need- Electrical, plumbing, mechanical, HVAC/AVAC, construction, gasoline, and environmental working knowledge
- 2–3 years of supervisory experience in the maintenance function
- 4-year degree or comparable knowledge
- Good verbal communication skills
- High-school-level mathematical skills
- Good reasoning and common-sense abilities
- Ability to occasionally lift moderate-weight equipment
- Ability to climb ladders and work and inspect on rooftops
- Ability to work in physically demanding atmospheres
- Frequent local travel
- Ability to occasionally work in transitional construction environments, changing climatic environments, and widely varying work environments
- Must be able to perform each essential duty satisfactorily
- Must be able to meet the physical demands of the position
- Must be able to work in the United States; the employer participates in E-Verify
