About the role

Key responsibilities & impact
  • Perform sales and leasing activities to achieve community revenue and occupancy goals
  • Greet and qualify prospects, conduct community tours, show apartments, process applications, perform credit screening and criminal background checks
  • Prepare lease and move-in packages and ensure smooth resident move-in and lease signing
  • Inspect apartments before move-in and coordinate outstanding maintenance items
  • Monitor market and competitor conditions and develop and implement short- and long-term marketing plans
  • Design and execute marketing activities, including resident referral and employer outreach programs and internet marketing
  • Use on-site property management software such as OneSite and Yardi to track availability, traffic, leasing activities, and resident/prospect data
  • Inspect marketing corridors and leasing tours, communicate maintenance needs, and maintain show units, models, amenities, and leasing offices
  • Follow up with prospects and residents by email, notes, cards, telephone, or other contacts
  • Support lease renewals by preparing renewal packages, contacting renewing residents, and ensuring documents are signed on time
  • Respond to resident and client/owner concerns and resolve or appropriately document and convey requests

Requirements

What you’ll need
  • Must have all licenses and/or certifications as required by State and Local jurisdictions
  • Must have a valid driver’s license to operate a golf cart on property
  • Ability to stand, walk, and/or sit for extended periods
  • Ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
  • Ability to work inside and outside in all weather conditions
  • Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance
  • Rare or regular travel may be required to assist other properties, attend training classes, business meetings, or other necessary situations
  • Ability to work a flexible schedule, including taking “call” during evenings, weekends, and holidays
