About the role

Key responsibilities & impact
  • Support Property Managers with day-to-day operations of residential properties
  • Communicate with tenants and prospective tenants
  • Orient new tenants to property rules, regulations, and amenities
  • Coordinate key exchanges and provide move-in instructions
  • Address tenant inquiries, concerns, and maintenance requests
  • Foster tenant relationships and encourage lease renewals
  • Respond to prospective tenant inquiries by phone and email
  • Write property listings and ensure current property photographs
  • Post and manage properties in Appfolio
  • Review active listings and guest cards daily
  • Schedule property showings
  • Manage Appfolio workflow
  • Obtain and manage keys, openers, passes, and access codes
  • Review rental applications and supporting documents
  • Conduct tenant screening, including landlord references, employment documents, and credit checks
  • Notify the office of application approvals and prepare approval letters and deposit requests
  • Prepare lease documents for digital signature and explain lease terms
  • Meet new residents, present keys, and verify property functionality
  • Collect and verify deposits and first month's rent
  • Send welcome and follow-up communications
  • Perform move-in inspections and create work orders for issues
  • Conduct move-out inspections using Z-Inspector
  • Determine chargeable damage and rent-ready requirements
  • Inspect properties for rent readiness and install lockboxes
  • Perform 90-day drive-by inspections
  • Conduct annual inspections using Z-Inspector and document property conditions
  • Create work orders and share finalized inspection reports with owners
  • Post eviction notices, rent increase notices, and related mailings
  • Support the corporate office with administrative needs

Requirements

What you’ll need
  • Property management experience, including tenant relations, rental inspections, lease administration, and coordinating maintenance
  • Communication skills, problem-solving, and ability to provide exceptional customer service
  • Organizational and time-management skills to handle multiple tasks efficiently
  • Proficiency in technology tools and software used for property management
  • Understanding of local property management laws, regulations, and best practices
  • Prior experience in the real estate or property management industry is a plus
  • Own vehicle, cellphone, and home computer/laptop if working remotely
  • Ability to schedule and drive between rental properties
  • Ability to work 40 hours per week
  • Willingness to undergo a background check
