About the role

Key responsibilities & impact
  • Prepare detailed Bills of Quantities (BOQ) based on architectural and engineering design documentation for villas, apartments, and common infrastructure.
  • Quantify materials, labor, and equipment resources using current Lombok and Bali market rates and productivity benchmarks.
  • Develop construction cost estimates from early design stages through final budget validation.
  • Track actual costs against approved budgets by project and cost item/BOQ code.
  • Identify cost deviations, trends, and risks, and report findings to project leadership.
  • Feed quantity and cost data into forecasting, cash-flow planning, and reporting systems.
  • Maintain organized, auditable cost records.
  • Evaluate contractor and subcontractor progress for interim and final payment certification.
  • Verify completed works on-site against BOQ and contract terms.
  • Review, negotiate, and assess cost impacts of variation orders, claims, and change requests.
  • Support procurement through cost benchmarking, quotation comparisons, and vendor price evaluations.
  • Liaise with architects, engineers, project managers, and site teams on cost implications.
  • Apply knowledge of construction costs, labor rates, material availability, and logistics risks in Lombok, Bali, and Indonesia.
  • Contribute cost expertise and market benchmarking to pipeline projects across regional destinations.

Requirements

What you’ll need
  • Bachelor’s degree in Quantity Surveying, Civil Engineering, Building Surveying, or a related field.
  • Minimum 8–10 years of professional experience as a Quantity Surveyor on construction projects, with a strong focus on project budgeting and cost tracking.
  • Direct, practical experience working on villa, resort, hospitality, or residential complex developments is strictly required.
  • Experience working on projects in Lombok, Bali, or elsewhere in Indonesia is strongly preferred.
  • Familiarity with Indonesian construction standards (SNI) and local BOQ/costing conventions.
  • Advanced proficiency in Excel and BOQ/cost estimation software.
  • Comfort working with structured cost-item coding and budget templates.
  • Strong analytical capability to identify, analyze, and explain cost deviations.
  • Fluent in both written and spoken Bahasa Indonesia and English.
  • Based on-site in Lombok, with periodic travel to other regional project sites in Indonesia as required.
  • Professional accreditation (e.g., IQSI, RICS, or equivalent) is preferred.
  • Prior hands-on experience surveying quantities and costs for high-end luxury villa developments or resort projects within or around the KEK Mandalika special economic zone is a bonus.
  • Deep familiarity with local Lombok material supply chains, specialized contractor networks, and regional labor rate structures is a bonus.
